6. All U.S. West and Public Service concerns will be incorporated into the
construction plans.
7. The street light and final landscape planting along the R.O.W. will be
coordinated prior to actual tree installation.
8. There will be a 10 foot minimum separation of utility lines and electric
service lines.
9. The project name of "Stonebridge Apartments" is actually very different
than a Stoneridge housing project, it would seem to be no problem.
Anyone living at Stoneridge in a single family residence will provide their
house address in an emergency. I suspect the apartment residents will
use Stonebridge as their location identification which would also include
the apartment and building number, adding clarification that it is not the
single family house area.
10. The pathway along Harmony Road will be installed by the Stonebridge
developer and subsequently maintained by the apartment management
company for each segment on each site.
1 1 . Sidewalk construction geometrics will be provided on construction plans
prior to building permitting.
12. All off site landscaping will be coordinated to fit the existing elements
and with the neighborhood Home Owners Association at time of
installation.
13. The trash enclosures are constructed of solid frame walls with siding and
masonry corner posts to match the building veneer. Three are attached
elements of the garages, with only one being free standing. The fence
enclosure to the side of the clubhouse will be the same detail.
14. The landscaping will be installed prior to certificate of occupancy on any
building. The construction schedule will be to commence construction
in early summer so the site work including all landscaping can be
complete in the fall of 1994. Any incomplete elements will be financially
assured per city requirements.
This has been a truly well processed land plan resulting in an excellent
multifamily P.U.D. I appreciate all your assistance on this exciting multifamily
project; and look forward to its completion later this year.

RE: STONEBRIDGE FINAL SITE PLAN
Enclosed is the final site plan with three minor modifications which enhance the
project's function and end appearance when developed. They include; 1) each
building footprint being "shortened" from 6 to 10 feet due to finalizing of the
unit floor plans. This also allows additional open space to be provided around
the central pool and play area, 2) the two story ends of the buildings are now
reduced 6 feet each. This increases the open space between structures and
reduces the bulk of the building elevations fronting onto the exterior streets;
and 3) the parking layout and the southeast garage have been positioned
slightly differently to add 6 automobile spaces while adding some landscape
area at the entry driveway and reducing conflict of traffic movement within the
complex. Parking now exceeds the minimum required by 21 spaces including
the 5 guest spaces located in front of the clubhouse.
The setbacks to the perimeter have remained exactly the same and the open
space has remained the same, or in fact, slightly greater. The architectural
character, clubhouse, and other amenities remain the same; as does
landscaping. We are very pleased with the final plan and hope that the ongoing
traffic problem raised by the city transportation director becomes a "non issue"
prior to the 28th of March meeting.
Specific response to the final comments are the following:
1 . The signature "blocks" are now included on the P.U.D.
2. The buildings are all fire sprinklered per residential standard 13R
including the garages within the structures. In addition, the 27 unit
buildings - "E" and "F" have a ground floor walk through to the rear of
the structures at the center of the building.
3. Appropriate "no parking" signs and "red" painted curbs will be installed
adjacent to fire hydrant locations and garage entrances.
4. The entrance drive is now shown 20'-0" wide and more nearly
perpendicular to Wheaton Drive. The location indicated at 270 feet
distance from the Harmony Road property line has been coordinated with
the shopping center developer.
