and the siding and roofing materials will match the existing.

dwelling units in the apartment building. City Code requires a

RECOMMENDATION:
This request is in compliance with the requirements of the NCM,
Neighborhood Conservation Medium Density Zoning District;
therefore, staff recommends approval of the Segul NCM Site Plan
Review, #85-93, based on the following findings of fact:
* The number of dwelling units will not change due to this
addition. There are presently, and will be after the
addition, four dwelling units.
* The proposed living room addition will be 11' in height,
and the siding and roofing materials will match. the
existing.
* City Code requires a total of 7.5 on -site parking spaces
for the four dwelling units and there are 9 parking
spaces existing. The on -site parking is considered to be
adequate for this request.

COMMENTS:
1. Background:
The surrounding zoning and land uses are as follows:
N: NCM; existing single family residential
S: NCL; existing single family residential
E: NCM; existing single family and multi -family residential
W: NCL, NCM; existing single family residential
The property was annexed into the City with the Northwest
Consolidated Annexation in 1954.
The property was subdivided as the west 68.6 feet of Lots 13 & 14,
Block 2, together with the east 10 feet of the vacated alley
adjacent to Lot 14 and adjacent to the southerly 26.08 feet of Lot
13 of the Mountain View Addition in February, 1922.
The existing 4-plex apartment building on -site was constructed in
1981.
2. Land Use:
This is a request for a 15' x 18' living room addition (270 square
feet); and associated wheel chair ramp, onto the north end of the
existing 4-plex apartment building located at 1104 Laporte Avenue.
Section 29-166(8) of the City Code, allows for this use with the
provision that the intended use (a room addition) be shown on a
Site Plan submitted to and approved by the Planning and Zoning
Board:
a. Two-family and multi -family dwellings up to four (4)
units which propose structural additions or exterior
alterations to the existing building, or the dwellings
are to be constructed on alot or parcel which contained
a structure at the time of the adoption of this Section.

PROJECT DESCRIPTION:
This is a request for a 15' x 18' living room addition (270 square
feet), and associated wheel chair ramp, onto the north end of the
existing 4-plex apartment building located at 1104 Laporte Avenue.
