14. Existing house and associated buildings and hardscape improvements: These have been shown
on the our revised submittal.
15. Comments from Engineering Department: These comments will be addressed by the civil
engineer, The Engineering Company.
16. Discusses landscape recommendations that were enclosed with the drawings: We have
reviewed these with the owner and have made a few corrections which show up on the
landscape plan. We have added additional landscaping along the parking lot to the East as a
buffer between residential and parking lot; we have left trash enclosure where it is, we do not
feel moving one space with make a noticeable difference - we can put gates on trash
enclosure if the City requires; we left bike rack where it was, although the bike rack was cut
way down in size - lit was overly exaggerated on the previous submittal). All other items on
the landscape plan will remain the same.
17. Significant Storm Drainage: This has been worked out with The Engineering Company and
Glen Schlueter.

6. Zoning Department -
6a (Topography Lines on the site plan): They have been removed.
6b (Two distances to two lot lines for the building envelope): This has been done.
6c (Moving the lot line on the East side of the parking lot 5 feet further east to create a
landscape buffer between Tract B and the property): This has been done.
6d (Requested additional trees along Country Club Road): The fire department is against this;
it is imperative that visual contact be made where the fire trucks come out of the building.
Trees would distract from this line of sight.
6e (Walls signage): It will be shown on the building elevations.
7. Natural Resources Division (xeriscape approach to landscape design): After some discussion
it was felt that landscaping more common to a typical residential subdivision would be better
suited for this area.
8. Facilities Services - 8a (High Waterline in Tract B not shown): This is shown on the
engineering drawings by The Engineering Company; it will not be shown on our drawings since
we do not show topography on the site plan.
8b (Building finish floor elevation): This is shown on the civil engineering drawings by The
Engineering Company.
8c (Handicapped parking space requirements - only 1 needed): We have corrected this by
locating a van accessible parking space.
9. City Forester - Tim Buchanan (Request that existing trees and vegetation be shown on the site
plan and the landscape plan): This has been corrected.
10. Conflict between Tract A and Tract B on our plans and the civil engineering plans: This has
been corrected on both sets and coordinated.
11. Mapping Department - 11 a: Refer to 10 above.
11 b (Vacating all effected easements on the original plat of Falcon Ridge P.U.D.): This will be
corrected by the civil engineer, The Engineering Company.
11 c: Will be taken care of by the civil engineer, The Engineering Company.
11 d (City Manager to sign the replat as the owner): This will be taken care of by the civil
engineer, The Engineering Company.
12. (Requesting a possible sidewalk connection between the building and the residential area):
The Poudre Fire Authority would like to discourage this from occurring because of the safety
issues concerning children cutting through the area and the fire trucks.
13. Warning light scheme on Country Club Road: We were told by Poudre Fire Authority that the
top of the hill will have a warning signal and there will also be a warning signal at Highway

RE: Pourde Fire Authority, Fire Station No. 12
Preliminary Final P.U.D.
Dear Steve:
Thanks for your staff review comments for Fire Station No. 12 received on September 18, 1996. In
response to your comments, we would like to offer the following:
Existing Home on the site and the 2" waterline: The 2" waterline will be capped. This should
be shown on the civil engineering drawings by The Engineering Company.
2. Cherry Hills Sanitation District: We will comply with all of the rules, regulations, and
specification requirements of the district.
3. Pourde Fire Authority - 3a (Fire Hydrants): They will be located on the project where required,
and will meet the Poudre Fire Authority requirements. In addition, the building will have a
sprinkler system.
3b: Again, the building will meet code requirements and will be sprinklered.
3c: Again, the building will meet code requirements and will be sprinklered.
4. Light and Power request for C1 Form: The form will be filled out at the time of the building
permit. Additional easements will be handled at that time, if required.
5. Building Inspection Department (Separate Comment Letter): We have reviewed the letter and
all code requirements will be met at the time of construction and application of building permit.
