existing landscaping (trees and significant shrubs)' must be shown on the Site
- - -- — and Landscape Plans: The plans must identify what is to be retained and what is
to be removed.
15. A copy of the comments received from the Engineering Department is attached
to this comment letter.
16. A copy of the Landscape Plan, with some landscaping recommendations on a .
piece of tracing paper, is enclosed with the comment letter to Aller-Lingle. Please
contact Clark Mapes, at 221-6758, or Steve Olt, at 221-6750, if you need
clarification on these recommendations..
17. There are significant storm drainage concerns associated with this proposal. You
should contact Glen Schlueter or Basil Harridan, at 221-6589, as soon as
' possible to discuss their.concerns.
Formal comments on Current Planning Department comment sheets have not yet been
received from the Stormwater Utility, Transportation Department, the Post Office, or,
U.S. West..
This completes the staff comments at this time. Additional comments will be
forthcoming as they are received from City departments and outside reviewing
agencies. Please be aware of the following dates and deadlines to assure your ability to
stay onschedule for the October 28, 1996 Planning and Zoning Board hearing:
Plan revisions are due no later than the end of the working day, October 9, 1.99.6".
Please contact me for the number of folded revisions required for each
document.
NO REVISIONS WILL BE REVIEWED AFTER THE ABOVE DEADLINE. IF REVISIONS
ARE NOT RECEIVED BY THIS DATE, THE ITEM WILL EITHER GO TO THE
PLANNING AND ZONING BOARD WITH A STAFF RECOMMENDATION BASED ON
THE ORIGINALLY SUBMITTED DOCUMENTS OR THE APPLICANT WILL HAVE THE
OPTION TO CONTINUE THE ITEM TO THE NEXT MONTH'S BOARD AGENDA.
PMT's (photo reduction of Site Plan, Landscape Plan, and Building Elevations to
8.5" x 11 "), rendering (one each colored full-size Site Plan na d/or Landscape Plan .
and Building Elevations), and 8 folded copies of the final, full-size Site Plan,
Landscape Plan, and Building Elevations revisions ( for the Planning and Zoning
Board members packets) are due on October 21, 1996.
8;_ ---After reviewing the Site: Plan, the Right -Of -Way Agent/Facility Services has
coffered the following comments:
a:' The high Water. line in Tract B is not shown (probably not appropriate if
topography is to be deleted).
b. The building finish floor elevation is not shown.
C. Only one handicapped parking space is required (1 for every 28 spaces).
9. Tim Buchanan, the City Forester, has stated that all existing trees and
significant vegetation on the site must be shown on the Landscape Plan, with
your intent to remove or save. Accurate locations, type or species,. and size must
be provided:
10. Tract A on the subdivision plat is shown as Tract B. on the Site and Landscape
Plans. Please correct this inconsistency.
11. The Mapping Department has offered the following comments:
a. What is Tract A? The subdivision plat and Site Plan should indicate the
intended use. .
b. The subdivision replat needs a statement vacating all affected easements
in the original plat of the Falcon Ridge PUD.
C. The portion of Falcon Hill Road not used by this plat/development must be
- vacated by separate document.
d. Because a portion of Falcon Hill Road is still being used on the replat, the .
City Manager needs to sign the replat as an owner, or the boundary could
be changed to go around Falcon Hill Road.

pertaining to these comments.
12. There is the possibility/probability that residents in the area will "cut through" the
fire station site between Country Club Road and Falcon Hill Road. Perhaps a
paved pathway from the parking lot to the cul-de-sac at the end of Falcon Hill.
Road would be an appropriate addition to the site.
13. Please verify what is being planned for the warning light scheme on Country
" Club Road, for when fire trucks. need to exit the station in an emergency
situation.

C. The proposed building exceeds 5,000 square feet in size for Type V
construction and must be fire contained, construction -type upgraded, -or
- 7- fire sprinklered.
4.., . The Light & Power Department has stated that you will need to fill out a C-1,
Commercial form to help determine the electric needs for this facility.
Additional utility easements may necessary at the time of development.
5. A copy of the comments received from the Building Inspection Department is
attached to this comment letter.
6. The Zoning Department has offered the following comments:
a. It is preferable to not include topography lines on the final Site Plan (to be
recorded and filed in the City). The topography lines are appropriate on
the Landscape _Plan for reference.
"b: - , Show distances to at least two lot lines for the building envelope:
c. The parking lot to the west of the building may need to be moved 5' north;
toward Country Club Road, to allow for the required 5' landscape buffer
strip adjacent to the adjoining property to the.southwest. (Tract B on the
Site Plan).
d. Please consider, if a sight obstruction is not created, additional trees in
the sodded area along Country Club Road on the east side of the. -fire
truck entry drive. Possibly trees such as the Shademaster. Honeylocust,
similar to what's proposed on the west. side, would be appropriate without
creating a visual barrier.
e. This property is in the Residential Neighborhood Sign District and the Sian .
Code. requires that the location of any wall signage (not size and content)
must be shown on the building elevations.

7. " •' The Natural Resources Division has requested that you consider using a
xeriscape approach to your landscape design: It could provide a more practical
approach to the landscaping for this site.:

Dear. Mick,
Staff has reviewed your documents for the. Poudre Fire Authority FIRE STATION NO.,
12 (to be,located on Lots 15, 16, and.17 of the Falcon Ridge PUD) - Preliminary &
Final that were submitted to the City. on August 26, 1996, and would like to offer the
following comments;
1. -:. The East Larimer County (ELCO) Water District has stated that there is an
existing home on this site. The water service for the existing home is connected
to a.2" waterline located on the north side of Country. Club Road. The service
needs to be disconnected at the 2" line. The developer will be responsible for
paying ELCO to disconnect the service line.
2. : The Cherry Hills Sanitation District Board of. Directors is in agreement with this
project as long as it complies with their rules, regulations, and specification
requirements.
3. The Poudre Fire Authority has offered the following comments:
a. Fire hydrants, where required; must be the type approved by the water
district having jurisdiction and the fire department. Basic spacing is 600'
for commercial property. These requirements may be modified if buildings
are equipped with automatic fire sprinkler systems. Each individual fire
hydrant must deliver at least 1,000 gallons per minute with 20 pounds per
square inch residual pressure at that flow. A table in the Uniform Building
Code, Appendix III-B relates construction and area to required fire flows.
b. This development proposal is subject to Local Amendment (Table 38B
Uniform Building Code).
