The design meets the All Development Criteria of Activity A. Because the building is a public service
facility, it does not meet any specific use criteria charts of the L.D.G.S.
We believe that Fire Station #12 meets the goals and plans of the City and the neighborhood. The
neighborhood meeting indicated that there were no major concerns for this project and found good

Poudre Fire Authority, Fire Station #12,
Preliminary/Final P.U.D.
Fire Station #12 is to be located within three lots of the Falcon Ridge P.U.D. located on the corner
of Country Club Road and Colorado Highway No. 1. The building is an approximately 9,560 square
foot, one (1) story with a garden level brick and stucco facility located on approximately 1.09 acres.
In 1995 a strategic plan was developed by P.F.A. to analyze growth for future facilities, particularly
to the south of Fort Collins. In doing this analysis, P.F.A. discovered a significant area to the north
of Hickory Street between College and Lemay Avenues was beyond the department's policy and
capability to meet a targeted response time of six minutes. In addition, 24% of the structure fires
experiencing a loss of $5,000 or more were within these boundaries. It was felt that immediate
action was needed to remedy this deficiency and at the April, 1995 P.F.A. Board of Directors
Meeting, the Board directed P.F.A. staff to pursue the purchase of a site to the north as the location
of the next fire station. The site at Highway 1 and Country Club Road was selected as an ideal
location based upon a computer analysis of response times. It is anticipated that Fire Station #12
will respond to over 600 emergencies in it's first year of operation, slated for completion in the fall
of 1998.
The design calls for two access points from Country Club Road; one access for the fire trucks and
emergency vehicles, and one access for staff off -site parking. It is important that these accesses be
separate so conflicts between vehicles does not arise during an emergency call. Warning signals will
be located at the appropriate locations warning ongoing vehicular traffic on Country Club Road
(Please see traffic study). Studies were performed analyzing site lines from the crest of Country Club
Road which indicated that the fire trucks would be visible.
