An ornamental tree would be better suited for this type of location. Is ground cover such as rock cobble proposed as well? Please clarify on the landscape plan. The evergreen tree in the east Rain Garden has been replaced with an ornamental tree. Rock cobbles are provided for the cover surface of the raon garden with plantings placed between the cobbles. Please show sizing for these flows in the eastern pond. It appears flow from other areas will be treated by rain gardens prior to entering either detention pond; therefore, it is not required to provide water quality for this runoff as it will be treated by the rain gardens. 05/23/2017: It is required that half of the street frontage be brought into the site as it has historically flowed. This flow needs to be both detained and treated for water quality. LID treatment is not required. The off -site flows do enter the site and are detained in the detention ponds. The drainage easement currently shown on the plat will allow access for City personnel only, so the irrigation company will require an easement to allow access by their employees and equipment. This submittal did not address these questions. 10/27/2017: Please expand discussion of water quality and low impact development requirements. It is noted that the majority of the site will be treated with the proposed rain gardens and areas that are not treated by the rain gardens will have extended detention water quality provided and sized in the proposed detention basins. Comment Number: 3 Comment Originated: 09/04/2018 09/04/2018: STA 5+00 shows a cross slope of 5.4%, however presuming a straight grade to the flowline elevation of 11.93, my calculation of the cross slope is more at 4%. Is there an intention of not maintaining a straight line grade from the existing edge of asphalt? In that regard the plans should label both an existing cross slope to edge of asphalt and a cross slope for the new pavement. Correct; the existing grade has a .74' drop in 13' but because of the utilities, we will be able to regrade the cross slope. The new grade is 3.6% (the straight grade is to the lip of gutter not to flowline). This change has been added.
