If there are 16 or more dwelling units in any building, that building must be fire sprinkled (see VFC 1991 - 10.507[h.]). 6. The Water/Wastewater Department has stated that their comments were included on the revised utility plans, which will affect the utility easements required on the plat. 7. The Engineering Department has offered the following comments: a. The subdivision plat defines Tract `N', but it should also note who is responsible " for maintenance of the tract. b. The subdivision plat does have a note vacating previously platted easements - 000D! 8. The subdivision plat describes the new, revised building envelopes (`A' through 'M'). The recorded Site Plan also defines and describes the envelopes; however, the mylar of the revised Site Plan to be recorded does not include the envelopes. The envelopes must be added so that the Building Inspection Department can make sure the buildings are contained with the envelopes at time of issuance of building permits. Of the City departments and affected outside reviewing agencies that were given a copy of the replat for review only the City Right -Of -Way Agent and the Colorado Department of Transportation have not yet responded. The administrative public hearing to be conducted by Bob Blanchard, Current Planning Director, is scheduled for 2:00 p.m. on Thursday, February 1, 1996, in the Current Planning office at 281 North College Avenue. A copy of the comments received from U.S. West is attached to this letter. 3. The Zoning Department has stated that Building Envelopes `B' and `D' encroach into the Tract `O' easement. Is part of the easement being vacated? If so, then the easement line should not be shown as going through envelopes `B' and `D'. 4. The Mapping/Drafting Department has offered the following comments: a. Building Envelopes `B' and `D' encroach on Tract `O'. b. The south 1/4 comer has been reset. 5. The Poudre Fire Authority has offered the following comments: a. Provide at least 1 fire .hydrant near the clubhouse capable of producing flows of 1,000 gallons per minute at 20 pounds per square inch residual pressure. b.
