RE: GOLDEN MEADOWS DEVELOPMENTS/FT. COLLINS
Enclosed please find the apartment complex site plan as approved at the
January 24, 1994, Planning Board meeting. The city traffic engineer is
concerned that should the King Soopers Center become reality, that traffic in
the area needs to be restudied. However, our contention has been there were
only three driveway locations possible to access our development, namely:
at the intersection of Monte Carlo and Wheaton,
2. northwest of Monte Carlo approximately 250',
3. south of Monte Carlo aligning with the entrance drive to the
proposed retail center.
The neighborhood is totally against locations 1 and 2 based upon their desire
not to have our traffic travel into the single family neighborhood for inbound
traffic and to minimize outbound traffic conflict. The City Planning Board
agreed that our proposed location is the most appropriate, given the
neighborhood's input.
We are now preparing the technical plat for final approval and need to meet
with you to determine if our driveway location fits into your land use design.
