Review of these plans should not be construed as a commitment
that telephone facilities sufficient to serve this project are
presently available. U S WEST Communications will provide
telephone service in accordance with the rates and tariffs on
file with the Colorado Public. Utilities Commission.
The developer. is responsible for providing conduit or trench
for telephone facilities within the project. Please refer
the developer to U S WEST Communications at (303)224-7470 or
224-7473.
The developer may choose to provide joint trench for electric,
television, and telephone cables. In this case the developer
coordinates the placing sequence of each utility.
If these plans necessitate the relocation of existing telephone
facilities, the developer will pay for the relocation.

b. Water supply to the building must be within 400' ( a fire
hydrant) and must provide a minimum of 1,000 gallons per
minute with 20 pounds per square inch residual pressure.
C. The building size may determine the need for an automatic
fire sprinkler system.
9. The Engineering Department has made the following comments.
These comments relate more to the IP Site Plan review than the
plat:
a. The utility plans need to indicate the proposed pavement
section of parking lot and driveways.
b. The utility plans need to include a preliminary design
for the future centerline and flowline profiles of
Lincoln Avenue to show that the driveways will work with
the future street cross-section when Lincoln Avenue is
widened to the arterial width. This development will.be
responsible for the cost of its share of the improvements
to Lincoln Avenue at the time the City determines that
the improvements are necessary.
C. Additional details are needed on the driveway design
(spot elevations, radii, etc.)
d. Show limits of patch on Lincoln Avenue for.the utility
cuts.
It is important to review my comment letter dated January 4, 1994�
to make sure that the needed revisions and responses for both the
Odell's Brewery IP Site Plan review and the Minor Subdivision
review are addressed. Please contact me at 221-6750 if you have

Dear Laurie,
Staff has reviewed the documentation for Odell's Brewery that was
submitted to the City for a Minor Subdivision administrative
review, and has the following comments to offer:
1. U.S. West Communications is requesting 10' wide utility
easements to be provided along the east property line of Lot
11 the west property line of Lot 2, and the north property
line of both these lots. A copy of the comment sheet received
from U.S. West is enclosed with this letter.
2. Both lots on the subdivision plat show two different lot
areas. Why are there two areas? The plat should show only one
area for each lot.
3. What do the two acreage numbers straddling the middle lot line
represent? It is being assumed that they represent the total
area of Lots 1 & 2. If so, they should not be shown on the
drawing; however, they could be done as a note to the side of
the drawing. No two numbers adds up to 3.8096 acres.
4. A vicinity map is required on the subdivision plat and none is
included.
5. The title of the subdivision plat should say "Plat of" or
"Subdivision Plat of", not "Land Survey Plat".
6. The outer boundary legal description closes. The field survey
data (bearings and distances in parenthesis) does not close.
7. Are there any utility easements needed, other than the
aforementioned U.S. West requests, for utility services to
this property? How is electric service, gas service, and storm
drainage being accomodated with this plat?
8. The Poudre Fire Authority has made the following comments:
a. All structures will need to meet P.F.A. access
requirements.

RESPONSE TO LETTER - S. OLT TO L. ODELL DATED 1 /25/94
(numbers below refer to numbered items in letter)
1 . The 10 foot easement requested by U.S. West has been provided. Mr. Hage advises
that joint use of the easement created for the detention pond along a portion of the
east and north property lines is satisfactory to him as the 1:4 detention pond
embankment slopes pose no problems.
2. One area is by deed. The other area is by survey. Please see surveyor's notes and the
additional notations that have been added to area values.
3. The numbers refer to total areas. They have been relocated outside the property lines.
The total for the numbers by survey is exact. The total for the numbers by deed is off
by 0.0001 acre due to rounding error.
4. A vicinity map has been added.
5. The title has been changed.
6. There was a typographical error in the bearing of the east property line that has been
corrected. Both sets of data now close.
7. Neither electric service nor gas service requires an easement within the property. This
has been confirmed with the respective utilities. Detention pond easements have been
provided.
8. The architect will comment on Fire Authority requirements.
9. All comments by the Engineering Department have been responded to in a separate
narrative with one exception. Regarding the pavement proposed, these details were
and are shown on Drawing 6 of the Utility Plans.
