for footings and floor slabs on these subsoils is acceptable settlement. Options for the brewery
structures range from constructing footings on the sands and gravels to constructing footings on the
compressible soils in a manner that minimizes settlement. These options are outlined in this report.
The site exploration and engineering analyses documented in this report for the Odell's Brewery
site have been conducted by Water, Waste & Land, Inc. under the direct supervision of Clint Strachan,
Colorado Professional Engineer (Civil) registration number 19302.

1.0 INTRODUCTION
This report presents the results of the geotechnical site investigation conducted for Odell's
Brewing Company at the proposed Odell's Brewery location in northeast Fort Collins, Colorado. This
investigation was conducted by Water, Waste & Land, Inc. (WWL) as authorized by Odell's Brewing
Company in November 1993.
1.1 Site Location
The proposed location for the Odell's Brewery is at 800 East Lincoln Avenue, north of the Link-
N-Greens Golf Course, and west of the Fort Collins Monument and Stone property. The proposed
property consists of approximately 4 acres located within the Northeast '/4 of Section 12, Township
7 North, Range 69 West of the Sixth Prime Meridian, within the City of Fort Collins, in Larimer County,
Colorado.
1.2 Objectives of Investigation
This work was conducted with the following objectives.
(1) To evaluate the general geotechnical condition of soils on the property (including the western
portion of the property).
(2) To assess the geotechnical conditions of site soils on the eastern portion of the property
specific to construction of the proposed brewery. structures.
(3) To make pertinent recommendations regarding structural foundation design, pavement design,
fill placement, and runoff and erosion control for brewery structure construction.
1.3 Scope of Report
The western portion of the property addressed in this report is planned to be sold by the
current owner for industrial or commercial development. The eastern portion is planned for
development of the brewery. Site exploration and geotechnical evaluation of the western portion of
the site were directed toward light commercial development. Site exploration and geotechnical
evaluation of the eastern portion of the property were conducted in more detail than on the western
portion of the property and were directed toward the structures currently planned for the brewery.
In the event that the structures on the Odell's Brewery portion of the property change during
design or if future structures planned for the west portion of the site are relatively large, unusual, or
heavy, the conclusions and recommendations in this report may not be valid.
1.4 Summary of Results
The site exploration and geotechnical evaluation work outlined in this report show that the site
is underlain by a layer of soft, compressible soils (silty clays) at a depth of up to 7 feet below the
existing ground surface. Beneath these soils are dense alluvial sands and gravels. The critical issue
