The title should be Springmeadows PUD, Amended Final. Add an RL to the zoning/vicinity map for the single family area to the south. 8. Will any landscaping, other than grass, be removed for addition A? Will any landscaping such as grass, shrubs, trees, planting beds, etc., be removed for additions B, C, or D? If so, this landscaping will need to be relocated on site and additional foundation landscaping may be necessary. 9. Additional landscaping should be added to.the west of the new turn around for screening of this drive area from the adjacent property owner. If there is not sufficient space, you could either shift the turn around to the east, or request permission to add off -site plantings (evergreen trees or shrubs) to the adjacent property. I will visit the site this week to see what existing landscaping is in this location, it may be that adequate screening already exists. If so, this off -site landscaping should be shown on the site and landscape plans. 10. If appendix Chapter 31 (of the Building Code) is in effect at the time of permit issuance, 4 handicapped parking spaces should ,be provided in a parking lot. with 80 spaces. Accessible routes should comply with the American National Standards Institute pamphlet A117.1- 1992. Signs displaying the international symbol of accessibility shall be provided at entry and main junctions leading to accessible routes. 11. Please amend the Planning and Zoning Board signature block to read as follows: Approved by the Planning and Zoning Board of the City of Fort Collins on this day of , i994. In order to stay on schedule for the February 28, 1994 Planning and Zoning Board hearing, please note the following deadlines: Plan revisions are due February 9th, 1994 by 12:00 noon. PKTvs, colored renderings, and 10 prints are due February 15th. Final mylars and other documents are due February 25th. Please be aware that, if this is a Final PUD and a development agreement and utility plans are required for this project, these documents and plans must be signed prior to the Planning and zoning Board Hearing. If not, a condition will be placed on the project giving you 60 days to finalise the plans and agreement, after which time, you must submit a request for an extension from the Planning and zoning Board. Please include dimensions for the additions on the site plan and show setbacks to property lines. 2. Please amend the drainage and erosion control plan according to the following requirements. The plan should include: *The name of the project. *The date of preparation, the scale and symbol designating the true north. *The location and dimensions of any easements (if necessary). *The location, size, and type of all storm sewers. *Finished floor and grade at foundation elevations of all buildings (spot elevations are OK). 3. An erosion control security deposit is required for final submittal. The amount of the security is based on one and one half times the owners estimate of the cost to install'the approved measures, or one and one-half times the cost to re - vegetate the disturbed land to dryland grasses, whichever is greater. The minimum amount of the security is $1,000. 4. Included with these comments is a copy of the City of Fort Collins Final Drainage Report Checklist. Please use this as a guideline for preparing your resubmittal. 5. If you have any questions regarding final drainage submittal requirements, please free to contact Glen Schlueter or Basil Hamdan at the City Stormwater Utility. 6. The site plan is missing, much information, in terms of bearings and distances. 7. Please see the attached site plan information sheet.
