Q rip ; tis s� sI OX LN-- - O Tv" _ ITEM: Sandcreek Associates *AL Neighborhood Meeting North Commumry Planning and Environmental 5._ acces Planning Department City of Fort Collins December 7, 1993 Dear Resident: On Wednesday, December 15, 1993, from 7:00 - 9:00 p.m., at the Tavelli Elementary School, 1118 Miramont Drive*, the City of Fort Collins Planning Department will hold a neighborhood information meeting to discuss a development proposal in your neighborhood. A potential developer/applicant has expressed an interest in requesting a review for a residential development of 64 single family lots on an undeveloped parcel of ground, just over 21 acres in size, located at the southeast corner of Terry Lake Road (Colorado Highway No. 1) and Country Club Road (please see the map on the reverse side). Spaulding Lane forms the south property boundary and Ford Lane forms a portion of the east property boundary. The property is presently in Larimer County and must be annexed into the City prior to a development request being reviewed by the City. A development request must then be processed and reviewed by the City as a standard subdivision or a planned unit development (P.U.D.), with a final decision being given by the Planning and Zoning Board. The review process is 7 weeks in length for a preliminary or final development request from the time of formal submittal to the City Planning Department. At this time no formal submittal has been made. The purpose of this meeting on December 15th is to give all participants the opportunity to ask questions of the developer and express their concerns in an informal setting that will not result in any final decisions. A representative of the City Planning Department will be present to respond to questions about City policies and regulations and to take minutes of the meeting. The list of affected property owners (A.P.O.'s) for this public information meeting is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend and participate.
