7. Parkland fees of $779 per dwelling unit will apply to this
development and the fees will be collected at the time of
issuance of building permits.
8. The Homeowner's Association or the adjacent property owners
will be responsible for the maintenance of the landscaping in
the Redwood Street right-of-way. .
9. The non -vehicular access Tract "A" should be 10' wide to
accommodate a bicycle/pedestrian trail and elbow room between
the trail and the fences certain to be placed by the adjacent
property owners on their lot lines.
10. Is the area of Lot 12, outside of the tract to be dedicated to
the Stormwater Utility, large enough for a building site?
11. Presently the single point of access to this development,
until Redwood Street is continued north to Willox Lane, is the
intersection of Redwood Street and Conifer Street. What is the
distance from that intersection to the cul-de-sac at the end
of Nokomis Court? Is the distance within the maximum 900'
limit for emergency access to any lot/home? If not, where will
a secondary point of access be provided?
This completes the review comments at this time. Additional
comments may be forthcoming as the various departments and
<reviewing agencies continue to review this request. Please be aware
of the following dates and deadlines to assure your ability to stay
on. schedule for the May 23, 1994 Planning and Zoning Board hearing:

PMT's, renderings, and 8 folded copies of final revisions (for the
Planning and Zoning Board packets) are due by 3:00 p.m. on May 16,

Dear Chris,
Staff has reviewed your documents for the Nokomis Subdivision -
Final that were submitted on March 31, 1994, and would like to
offer the following comments:
1. Public Service company has stated that the 9' utility easement
adjacent to the street right-of-way also needs to apply to
Tract "A", the non -vehicular access easement.
2. A copy of the comments received from U.S. West is attached to
this letter.
3. Lot 10 will require approximately a 26' front setback to meet
the 60' lot width. Lot 12 will require approximately a 32'
front setback to meet the 60' lot width.
4. The Nokomis Subdivision - Preliminary Plat included 6 street
trees along Redwood Street, commitment by the developer to
provide one street tree per lot frontage, responsibility of
the adjacent homeowners to maintain landscaping along Redwood
Street, and fencing restrictions. A Final Landscape Plan, in
conformance with the approved preliminary plans, must be
submitted to the City for review.
5. The Water/Wastewater Department has indicated that they have
forwarded their comments to your engineers on a set of red -
lined utility plans.
6. A condition of Preliminary Approval stated that the existing
Stormwater Utility easement located on Lots 111 12, 13, and
the 201 wide drainage ditch easement located on Lots 10 and 11
must be dedicated to the City Stormwater Utility, with the
final Nokomis Subdivision Plat, as a single tract of land. The
Final Plat we are reviewing would not appear to comply with
the condition of preliminary approval.
