Planning and Environmental vices Planning Department City of Fort Collins January 19, 1994 Dear Resident, On Thursday, January 27, at 7:00 p.m., at Bauder Elementary School (2345 West Prospect Road)*, staff of the Planning Department will hold a neighborhood information meeting to discuss a development proposal in your neighborhood. The applicant will be in attendance to answer questions you might have. The proposal is for Fairbrook Tracts G and H Planned Unit Development (PUD), for approximately 23 duplex lots (46 housing units) on 6.1 acres. Access to the site would be from Hampshire Road. The property is located at the southeast corner of Prospect Road and Hampshire Road. The property is in the RL, Low Density Planned Residential, Zoning District. Tract G is currently undeveloped and is designated for church uses and Tract H is designated for apartments on the Fairbrook Overall Development Plan. The proposal for duplexes requires an amendment to the Overall Development Plan. The proposal will be submitted as a Planned Unit Development to be reviewed according to the guidelines and criteria of the Land Development Guidance System (LDGS). The list of affected property owners being notified for this neighborhood meeting is derived from official records at the Larimer County Assessor's Office. Because of the lag time between property sales and record keeping, or because of rental situations, a few affected property owners and residences may have been missed. Please feel free to notify your neighbors of this pending meeting so that all neighbors may have the opportunity to attend.
