The applicants should consider deeper lots along this street, perhaps by decreasing lot depths on other lots, etc. 10. A neighborhood meeting will be required. CONCEPTUAL REVIEW STAFF COMMENTS City of Fort Collins MEETING DATE: 12/27/93 I ITEMS Tracts G and H of the Fairbrook PUD APPLICANT: Dick Rutherford, Stewart and Assoc. LAND USE DATA: This is a proposal for 23 duplexes (46 units total) on 6.1 acres. Comments: 1. A variance will need to be requested for the length of the cul de sac. Hydrants will need to be located within 400 feet o� any dwelling unit. 2. Water is available in Hampshire Drive. A 12 inch water line will need to be constructed in Prospect Road at owner expense. The lines in the cul de sacs will be looped to this line. 3. A traffic impact study will be required. If a study has already be done for Fairbrook PUD, then it may only need to be an update. 4. The easement between lots 32 and 33 should include a hard surface path for bicyclists and pedestrians. This path should connect to the path in the open space area. The construction of this path will be'owners expense. 5. Storm Water fees will be $6181/acre. 6. All streets will be.built to City standard. Prospect Road adjacent to the site will also need to be improved with this development. Some additional ROW dedication may be required along Prospect Road. 7. Applicant will need to provide convincing evidence to justify a variance from the solar lot regulations. We would like to review alternative site designs which meet the solar regulations. 8. Landscape plans for Hampshire Road, Prospect .Road and for individual units will be required. Special attention should be given to providing an attractive streetscape along Hampshire Road and Prospect Road. An attractive fence should be provided.
