8. Please refer to additional comments on the redlined plans,
sent to the project engineer.
9. Please indicate that a variance to the solar orientation
ordinance was approved by the Planning and Zoning Board, at
the time of the preliminary hearing. There should be a note
on the site plan to this effect.
10. Please contact City Parks Department or Stormwater to discuss
the construction of the connecting walk in the City detention
area. If this walk could be 7' rather than 6' it would be
more useable, but not knowing what the existing walk is, it is
hard to say what Stormwater or Parks would prefer. The short
walk on your property should stay at 8' as it will be between
houses.
11. Staff recommends that there be more variety, in terms of
colors, roof lines, windows, architectural character, etc.
than at the Victorian Gables Patio Homes. This project needs
to blend into a single family neighborhood with diversity of
homes and colors, as compared to the Victorian project which
was blending with a monotone multi -family complex.
This concludes staff comments at this time. In order to stay on
schedule for the August 22, 1994 Planning and Zoning Board hearing,
please note the following deadlines:
Plan revisions are due August 3rd (3 sets of plans and written
documentation responding to the above concerns),
PMT's (one PMT of each plan sheet), colored renderings, and 8
prints are due August 15th.
Final mylars and other documents are due as soon as possible
following the hearing.
Please be aware that the development agreement and utility
plans must be signed prior to the Planning and zoning Board
Hearing, for all Final PUD's. If not, a condition will be
placed on the project giving you 30 days to finalize the plans
and agreement, after which time, you must submit a request for
an extension, to the Planning and zoning Board.

Dear Mr. Mackey,
City staff has reviewed your submittal for the Northbrook Patio
Homes PUD final, and offers the following written comments:
1. Review of these plans should not be construed as a commitment
that telephone facilities sufficient to serve this project are
presently available. US West will provide telephone service
in accordance with the rates and tariffs on file with the
Colorado Utilities Commission.
2 Public Service Company has the same comments as at
preliminary. The easement along Hampshire Road adjacent to
t3� the east ROW needs to be such that, from the back of walk to
the rear line of easement, there are 13' at a minimum.
3. The 6' high wood fence with brick columns along Hampshire Road
needs to be east of the easement, such that gas mains and
other utilities are not fenced in backyards. (Perhaps you
could discuss with PSC that there are no side yard fences and
that the utility company can easily access their utilities in
the backyards and that the utilities are not really going to
be fenced in.)
4. Street trees shall not be planted within 4' of gas lines.
l This is especially important along Hampshire Road, where space
is limited. (If you believe that a utility coordination
rIJ meeting would be helpful, please contact Kerrie Ashbeck at the
Planning Department, 221-6750).
5. Please make sure the street trees do not interfere with street
t/ lighting. See attached information sheet for
streetlight/street tree locations.
6. The soils report recommends a subdrain system for basements
and utility installation, but no design or hydrologic study
was included with the submittal.
7. Existing fill material needs to be tested for compaction,
especially in areas under proposed streets.
