Box 580 Fort Collins, Colorado 80522 Dear Kirsten: This is in response to your comments for Northbrook Patio Homes P.U.D. final plan dated July 6, 1994: 2. We have changed the easement to 13 feet. The walk is detached, and the back of the walk is on the property line. 3. The wood fence along Hampshire Road will be along the property line; however, there will be no side yard fences in the lots. This makes the entire easement accessible from Northbrook Drive. 4. The street trees on Hampshire Road and Prospect Road are between the curb and walk. The street trees on the local streets are behind the 13—foot utility easement. 5. We have shown street light locations and then revised tree locations where required. 6. Sump pumps will be provided in basements where necessary. 7. The fill material is being stockpiled on site. It will be compacted and tested when placed in streets. 9. A note was added to the site plan regarding approved variance for solar orientation. 10. We have left the walk at 6 feet. 11. A third model has been added to the choice of units. Please find enclosed three sets of the revised site plan, landscape plan and final subdivision plat. We have made revisions to the utility plans as requested by water and waste water and by engineering. We are awaiting comments from storm water before we return revised utility plans and red lines.
