Due to the planners being out of the office on Thursday, March loth
and Friday morning, March lath, the regularly scheduled Final
Review in the City will take place Wednesday afternoon, March 9th.
Please have the necessary revisions to me by the morning of March
9th.

7. The adjacent homeowners will be responsible for the
maintenance of all landscaping along Redwood Street.
Landscaping, consisting of at least street trees, should be
added along Redwood Street. One street tree per lot frontage
should be provided by the developer and committed to on the
plat.
8. It is being recommended that Lot 12 be split between Lots 11
and 13 due to the encroachment of the detention pond easement.
The ability to build on Lot 12 and have a useable lot of
significance, without encumbrances, is in question here.
9. Fence restrictions should be applied to the east side lines of
Lots 1 and 21, and on the rear lines of Lots 1 through 10 and
13. Solid portions of fences should not exceed 42" in height.
An additional 2' of height, at the top, could be an open
lattice/weave design, for visibility reasons. Rear lot access
should be provided through the fences to allow each property
owner access for maintenance of the power line easement.
10. It is being suggested that the 37.5' wide power easement be
deeded back to the owners of the New Beginnings
facility/property. Ownership and maintenance of the area would
then be shifted to that facility. ,
11. The detention pond easement on Lots 11, 12, and 13 should be
labeled as a Stormwater Utility Easement.
12. If Redwood Street is not constructed north to Willox Lane, or
another second point of access is not provided, then this
development will have to be phased to meet the maximum
distance from a single point of access requirement.
This completes the review comments at this time. Additional
comments may be forthcoming as the various departments and
reviewing. agencies continue to review this request. Please be aware
of the following dates and deadlines to assure your ability to stay
on schedule for the March 28, 1994 Planning and Zoning Board
hearing:

PMT's, renderings, and 8 folded copies of final revisions (for the
Planning and Zoning Board packets) are due by 3:00 p.m. on March

Dear Chris,
Staff has reviewed your documents for the Nokomis Subdivision -
Preliminary that were submitted to the City on February 7, 1994,
and would like to offer the following comments:
1. A copy of the comments received from U.S. West is attached to
this letter.
2. Columbine Cablevision would like to have utility easements on
the west side of Lots 10, 11, and 12. They already have cable
installed along Redwood Street which is feeding the area
around Foxtail Street. and Bramblebush Street. No utility
easements are indicated along Redwood Street.
3. Public Service Company will need an easement along the west
side of Redwood Street to extend their gas line. This might
need to be west of the 31' City of Fort Collins Power Easement
and the 10' Poudre Valley REA Easement. It depends on what
utilities are already in there and whether or not PSC can
obtain permission/clearances.
4. Where is the property line at the 6' wide pedestrian walk
between Lots 12 and 13? This should be indicated on the plat.
5. The Water/Wastewater Department has stated that the 36 inch
water main which is existing along the southern edge of this
subdivision musty be contained within a utility easement. Will
the existing power line, and the accompanying easement, remain
in place? Water/Wastewater would like to have the entire width
of the existing electric and water easement dedicated as a
utility easement when this project is platted.
6. Parkland fees of $779 per dwelling unit will apply and will be
collected at the time of issuance of building permits. City
Council is considering changing the parkland.fee structure.
The fees may increase for single family residential.
