Buffering along the north property line through the use of transplanted existing trees, has been added to the plans as requested. 19. It has been our understanding that the extension of Nite Court between its existing terminus and the north property line of Woodland Station would be the responsibility of the adjacent property owner. Increased lot sizes along the east property line, and the inclusion of additional open space area, may cause the proposed density to drop to just under 3 d.u./ac. If a slight variance to the minimum density requirement is not acceptable to the City of Fort Collins, an alternative plan for the area of lots 1, 2, and 3 (detail illustrated on the revised PUD) can be pursued. However, it is clear that the inclusion of multi -family units on this property will not be favored by the existing neighbors. Ten sets of prints, reductions, and color renderings will be submitted by October 17th. Please call if you need further information, or to schedule a meeting with Parks and Natural Resources. Specific responses include: Slightly over 6% of the site area is now included in "active" open space, reducing the deficit on the point chart to 27 points. Two off -site open space sites have been identified - one along the Poudre River just east of County Road #7, the other along the Cooper Slough in north Fort Collins - that appear to be acceptable to the Department of Natural Resources. Also, the Parks and Recreation Department has indicated some interest in preserving an open space corridor along the Fossil Creek Reservoir Inlet Ditch. If needed, we could meet with Planning, Parks, and Natural Resources late this week, or early next week, to review these alternatives. 2. We would suggest scheduling a Utility Coordinating meeting after P&Z consideration of the Preliminary PUD. 3. We would like to retain as many existing trees as possible, even if they technically violate the City standard for distance from street lights. New trees can be located to meet the required standards. 5. The requested 15' x 30' easement can be accommodated within the expanded open space area. 8. There is an existing 30' access easement across the southern portion of this property that serves the Thomas property to the east. Another 30' access easement exists immediately south of this property (across the northern portion of the HP property) that serves another property owner to the east. 10. We anticipate a number of street name changes prior to preparation of a Final PUD for this property. Hothan will be among the names changed at that time. 17. Lots adjacent to the Thomas property have been increased to approximately .45 acres each. Given the sizes of lots 18 - 23 (on this revised plan), the size of the home sites on the Shields property, and the anticipated request for .5 acre lots on a portion of the Shields MRD; we feel that the revised plan represents an adequate transition between the existing homes to the east and northeast of the site, and the intense employment center uses existing and planned to the south and west. The "Wild West" site would be the logical location for an additional transition between Woodland Station and the homes to the north.
