In addition, the developer shall be aware and shall disclose to any and all parties purchasing lots
and homes served by the lift station, that the users may be subject to a monthly surcharge to
cover the cost of operating and maintaining the lift station.
Due to the complexity of the design and review of a complete lift station installation, please be
advised that this development may exceed the normal time frames of the development review
process.

RE: Woodland Station
Dear Rich:
We have completed our review of the submittal for Woodland Station. The major item of
comment involves the lift station which is proposed to serve the east portion of the development.
In the future, the location of the interceptor sewer to Wastewater Treatment Plant 3 will allow
this area to be served by gravity sewer; however, the construction of Plant 3 and the interceptor
sewer will probably not occur for at least ten years. During the interim, the City is willing to
consider the installation of a lift station with the following conditions:
1. The developer shall pay all costs relating to the lift station and all costs for connecting
the area served the lift staion to the future interceptor sewer which will allow the
abandonment of the lift station.
2. The lift station must meet all City requirements to provide a complete operating
system. Some of these requirements include:
All safety systems and equipment to meet OSHA and City requirements
Emergency power system
Complete alarm and control systems with telemetry to a remote location
3. The developer shall pay the City an amount equal to the estimated cost of the future
gravity sewer (including lift station abandonment) prior to final acceptance of the lift
station.
4. The developer shall obtain all easements needed for the future gravity sewer
connection.
5. The developer shall be responsible for preparing, submitting and obtaining all
necessary approvals of the "Application for Site Approval for Construction of
Treatment Works" which includes lift stations. These approvals shall include the 208
Planning Committee, State Department of Health and applicable state, county and city
authorities.
