H. Please label the utility easement around the cul-de-sac and call out the dimensions.
3. Stormwater detention ponds cannot be placed within a platted residential lot. The pond
must be placed in a separate tract and labeled as a tract for drainage purposes. The size of
the tract must be shown.
4. A standard utility easement must be shown along the rear lot line of all lots.
5. The developer will need to contact Light and Power prior to development to coordinate
the location of underground electrical facilities and to determine electrical development
costs. Although presently served by Public Service Company, the area will now be
served by City of Fort Collins Light and Power Utility.
6. U.S. West cautions that the developer is responsible for provision of all trench for
telephone facilities, including street crossings and ditch crossings. Also, utility
easements must be on terrain which permits trenching operations.
7. The City Water and Wastewater Utility cautions that connections to the sanitary sewer
will require private, individual pumping systems on each lot.
8. It is not necessary to show existing building envelopes on a plat.
9. The Woodland Park Estates P.U.D. will dedicate the easterly portion of the cul-de-sac
right-of-way by a separate deed. This deed, however, will not dedicate the accompanying
utility easement. Please add a note explaining the two separate dedication instruments for
both the cul-de-sac right-of-way and utility easement. Please state on the plat the County
Clerk and Recorder's Reception Number of the dedication for the right-of-way.

1995 Planning and Zoning Board hearing, please note the following deadlines: '
Plan revisions are due November 29, 1995.
P.M.T.'s, 10 prints (folded) colored rendering are due December 11, 1995.

Staff has reviewed the request for Shields Minor Subdivision and offers the following comments:
1. The request for subdivision is found not to be minor in character or complexity and,
therefore, will be forwarded to the Planning and Zoning Board for consideration at the
December 18, 1995 hearing. The development of raw ground, with the need to design
storm drainage facilities and other public improvements, and the need for the subdivider
to enter into a Development Agreement, cause the project to be forwarded for public
review.
2. The following comments pertain to the actual plat document itself:
A. The plat boundary does not match the legal description.
B. The statement contains an incorrect subdivision name (Woodland Park Estates).
C. Tracts D and E must be part of Lots 1 and 2 in order to have the required 20 feet
of frontage along a public street.
D. The title says "A Replat of Woodland Park Estates PUD" but it is not indicated
what area is being replatted.
E. Easements should be dimensioned
F. The legal description closes but the plat information does not close.
G. The title and legal description should say "City of Fort Collins" in addition to
"Larimer County."
