initial position of wanting only acreages to be developed on
this 35 acres. Please protect our rural lifestyle by
planning larger buffer areas, lower density and a more
attractive streetscape.

Re: Proposed Woodland Station PUD
35 acre infill site located east of Co. Rd. 9 in the
midst of a rural neighborhood.
We have reviewed the revised plans and still feel that
they are lacking in the following areas:
1. Density. The proposed PUD comprising 35 acres has
107 total units or 3.06 units/acre. The surrounding
neighborhood comprising approximately 100 acres has a total
of 15 homes or .15 units/acre. As we have previously
stated, approving the proposed plan is akin to slapping a 60
unit per acre development up against an established 3
unit/acre neighborhood with no true buffer between the two.
You would not approve this type of incompatible development
without a large buffer area.
We feel we have made a huge compromise by agreeing
to support a development that had an overall density of 2
units/acre, which is still thirteen times the density of our
established, rural neighborhood. Precedent exists all over
the City for approving lower density in new developments
when they encroach on established, rural neighborhoods.
2. Compatibility. The proposed plan still lacks
creativity and sensitivity. The lots around the east, north
and west perimeter should be increased to one acre in size
to create a better buffer and to help preserve the
established rural lifestyle of the neighborhood.
The streetscape along Co.Rd.9 north of the
windbreak should feature larger lots, deeper setbacks, and
varied fence rows and landscape features. This would help
blend the proposed PUD better with the existing rural
neighborhood. Please drive along Co. Rd. 9 and envision a
more appealing and harmonious streetscape. For example,
compare the Stoneridge streetscape versus the Dakota Ridge
streetscape. These two developments are located nearby on
the north side of Horsetooth Road and offer striking
differences in street appearance. The Stoneridge streetscape
with its larger setbacks, views into greenbelts, varied and
attractive fence lines, and interesting landscape features
is more compatible with our open, rural neighborhood.
