07/25/2018: Transformer locations need to be within 10' of an asphalt surface
accessible by a line truck. A minimum clearance of 8' must be maintained in
front of the transformer doors and a minimum of 3' on the sides Transformer
and meter locations will need to be coordinated with Light & Power
Engineering. Certain building materials and or building design may require
more clearance. Please adhere to all clearance requirements in the Electric
Service Standards at the following link.

Spoke with Rob Irish regarding transformer placement and location has been approved given access drive
is an emergency drive as well.

08/03/2018: As a follow-up to this item from the staff review, the submittal may
be a combined site/civil set as submitted, the plans for approval would then not
be P.E. signed stamped.

07/15/2018: There were several sheets in the overall set that were given City
Utility Plan Approval Blocks on the lower right of the page. Civil drawings with
this approval block are their own separate set and would not be merged in the
submittal package with the other sheets. That said, there may not ultimately be a
need for a civil set (pending perhaps verification on Stormwater's comment
regarding the amount of impervious area). Further discussion should occur to
coordinate whether a separate distinct civil plan set will be needed and how
portions of the existing set are either incorporated in a civil set done by a
Colorado licensed P.E., or left into the existing set with the utility plan approval
blocks removed.

08/03/2018: As a follow-up to this item from the staff review, a deed of
dedication to the City of Fort Collins of a utility and emergency access
easement is required for the alignment that is shown on the plans. A legal
description for this (in the same manner that a previous access easement and a
previous utility easement was prepared but are no longer applicable.) A draft of
the deed of dedication will be emailed separately to the project planner for
coordination. The City will review the legal description and any proposed
changes to the deed of dedication. The completed fully signed deed of
dedication by the grantor/owner along with a notary and attorney certification
signature will be needed for City acceptance and is tied to the plan approval.
07/15/2018: One easement dedication to the City Transportation Development
Review Fee (of $250) was paid for. I'm unclear as to what this pertains to, but
presume this might be the fire lane that's identified as 20' access easement on
the plan set. This should be depicted on the set as an emergency access
easement, dedicated to the City). Further clarity on the plan set should be
indicated on the proposed 10' utility easement -- is this dedicated to the City of
Fort Collins as well? (which would require an additional $250). Legal
descriptions for dedication of easements would need to be provided and I can
provide our standard form for easement dedications sot the City. Recording
fees would need to also be provided for any dedications to the City.

O8/03/2018: As a follow-up from the staff review meeting, the information sheet
we require from the developer/applicant to begin drafting the development
agreement will be email to the project planner for coordination. This information
sheet will need to be filled out and returned in order for the City to begin drafting
the development agreement.
07/15/2018: A development agreement will need to be entered into on this
project indicating that future development/redevelopment of the property could
require the improvement of Turnberry Road in accordance with 24-95 of the City
Code. At time of a final plan approval for the project the drafting of the
development agreement with information provided by the developer, would

07/30/2018: Please add the conditions of approval to the site plan notes. The
note should read as follows.
City Council approved the project with the following conditions to satisfy the
requirement set forth in Land Use Code Section 1.3.4(C)(1):
(a) The wireless telecommunications facility shall be 45 feet or less in height;
and
(b) Be located further north than proposed in order to be closer to the existing
outbuildings on the Parcel and such location shall not be changed without an
approved amendment to PDP#160018 and approval of a new addition of
permitted use pursuant to Land Use Code Section 1.3.4(F) if required pursuant
to Section 1.3.4(F).
