Attached are five prints of the Woodland Park Final PUD Plan, revised in response to
Staff Comments. Specific responses include:
Plat revisions are being completed by TST.
2-12. The applicant has scheduled a Utility Coordinating Meeting to define and review
easements and other utility related revisions.
13-18. Landscape and lot area information has been added as requested.
We have also received a copy of a memorandum from the Poudre Ridge Neighborhood
which includes comments related to density and compatibility. We feel that we have done all
that we can to address these concerns, given the following:
Clear direction to meet the minimum required density of 3 d.u./ac.
Woodland Park is actually adjacent to only one of the concerned residents, (the
Thomas property). Other residents are "buffered" by the Shields property and the
Nussbaumer MRD/Wild West Annexation.
The density of the areas on the north and east perimeters has been reduced to 1.5 t
d.u./ac.
Lots closest to existing concerned residents (lots 7 and 15) have been enlarged to over
.5 acres each.
As per the LDGS, approval of the Preliminary PUD on February 6, 1995 established
the layout and density to be used in the preparation of the Final PUD. The Final PUD
is required to be in "substantial compliance" with the approved Preliminary.
