HomeMy WebLinkAboutWOODLAND PARK PUD - FINAL - 19-94C - CORRESPONDENCE - CITY STAFF (10)• To release the hold on a Certificate of Occupancy, a site inspection will be required to verify that the building was build to specs -- or if not, that the energy rating still meets the G-80 threshold. If the plans ratings are complete and designs have not changed, a rater should be able to do the site check quite quickly, verifying no changes in dimensions and that the thermal specs are indeed met. This inspection needs to be done when the home is close to complete. Please remember to plan ahead for this in your schedule so that the C.O. is not ` delayed. I encourage you to discuss timing and fees with the rater ahead of time. Once the rating is cbmplete and; the,score complies with the G 80 or above requirement, send me a copy of the rating certificate and I'll release the hold on the C.O. I'm enclosing some information on ENERGY SCORE and a list of the certified raters. Please make sure that anyone building in this PUD is aware of the approval condition and how to comply with it. Please give me a call if you have any questions on the requirements or procedures. This should work smoothly. Prentice Ave., Suite 815 Englewood, CO 80111 3 April 1996 CE1VEo PQR RE Re: ENERGY SCORE condition for Woodland Park Estates PUD Dear Mr. Bennett: As you know, the Woodland Park Estates PUD was approved with a condition that all homes built in the project attain an ENERGY SCORE of G-80 or above. This project is somewhat of a test case in that only this and one other recent project have used this approach to gain Land Development Guidance System approval from the city. We need to intemally work out procedures to administer and enforce these conditions as these projects are beginning to be built. I met recently with representatives from the Planning and Building and Zoning departments to discuss the approach that would be taken. What we decided to do is the following: • Development holds will be placed on all building permits and C.O.'s for homes in the PUD. These will be released as compliance with the ENERGY SCORE condition is demonstrated. • I, as the ENERGY SCORE project manager, am responsible for working out the details of how compliance is demonstrated. Here are the current plans: • To release the -hold on a building permit, the builder will need to have an ENERGY SCORE rating performed based on building plans and specs. If all the homes differ in design, a rating will be needed on each plan. If multiple units will be built with the same plans and specs, the number of ratings needed at this stage will be reduced, in that each unique plan can be rated in its worst case orientation (i.e. least passive solar gain). If these ratings all meet G-80 or above, so will those of all repeats, some of which will likely have more solar gain. Once the rating has been completed on a particular plan, send me a copy of the ENERGY SCORE certificate and I'll release the hold on the permit. If it is a repeat of the same plan, write me a letter stating that this address is a repeat of another address already rated, and will be built with the same energy specs. 700 Wood Street • P.O.
