Since you're already having an ENERGY SCORE rating performed to meet the LDGS requirement, you might want to use ENERGY SCORE for code compliance as well -- in which case G-83 is the number you have to reach. The developer of the PUD, Brad Bennett of Chateau Custom Homes, pledged that all homes built in the PUD would attain an ENERGY SCORE rating of G-80 or above. This exceeded the energy code requirements at the time and was the basis for receiving energy conservation bonus points that enabled Land Development Guidance System requirements to be met. Hopefully you, as a builder, were informed of that requirement when purchasing a lot. On that basis of the LDGS condition, development holds were put on building permits and Certificates of Occupancy for all lots in the PUD. These will be released as ENERGY SCORE requirements are met, lot -by -lot. To my knowledge, you are the first builder to apply for a permit in Woodland Park Estates. I just received the "plans" rating on 4021 Mesa Verde St., showing a G-83 rating based on your plans and specs. This is sufficient to release the hold on the buildingpermit -- I notified Jackie Lousberg in Building and Zoning to do that today. In order to release the hold on the C.O., you will need to have a site inspection performed to verify that the building as built still meets the G-80 requirement. You need to make arrangements with an ENERGY SCORE rater to have that done. The building needs to be virtually complete, so that airtightening measures can be checked. Be sure to schedule the inspection with the rater early enough that it doesn't delay your C.O. There was a bit of confusion about which ENERGY SCORE requirement you had to meet, because of the energy code change in process. The G-80 requirement is based on subdivision approval under the LDGS system -- that requirement is the minimum that must be met. The new energy code, that is partially in effect now and will be fully in effect in October, requires homes to be more energy -efficient than in the past.
