LEGAL DESCRIPTION OF THE ANNEXATION
A tract of land situate in the County of Larimer, State of Colorado to -wit:
A tract of land situate in the Northwest '/a of Section 4, Township 6 North, Range 68
West of the Sixth P.M., Larimer County, Colorado, which, considering the North line
of said Northwest '/4 as bearing S89039'48"E and with all bearings contained herein
relative thereto, is contained within the boundary lines which begin at a point on the
Southerly right-of-way line of Colorado State Highway No. 68 which is also the
Southerly line of the Harmony Annexation No. 3 to the City of Fort Collins, Colorado
which bears S01 040'48"E 111.90 feet along the West line of said Northwest '/4 from
the Northwest Corner of said Section 4, and run thence along the Southerly line of the
said Annexation and Highway No. 68, N83050'12"E 26.10 feet, and again
N41 °22'12"E 73.20 feet, and again N87125'57"E 500.70 feet, and again
S89039'48"E 613.00 feet, and again S89050'03"E 1000.00 feet, and again
S89 °39'48"E 350.00 feet; thence along the Southerly line of the Harmony Annexation
No. 4 to the City of Fort Collins, Colorado and the said Highway No. 68, S89 ° 39'48"E
86.40 feet, and again S89145'48"E 25.25 feet to a point on the East line of said
Northwest ''/4; thence S01 043'48"E 701.18 feet along the West line of the Ricketts
First and Second Annexation to the City of Fort Collins, Colorado and the East line of
the said Northwest 'A; thence S01 043'48"E 1881.64 feet along the East line of the
said Northwest '/. to the Center '/4 Corner of said Section 4; thence N88047'48"W
2655.72 feet along the South line of the said Northwest %. to the West '/. Corner of
said Section 4; thence N01 040'48"W 197.69 feet along the West line of the said
Northwest '/4 to the Southeast corner of the South Harmony Annexation to the City
of Fort Collins, Colorado; thence N01 140'48"W 2258.24 feet along the East line of
said South Harmony Annexation and the West line of said Northwest '/< to the point
of beginning, containing 155.5975 acres, more or less.

and Recorder of Larimer County, Colorado, and h,6ve verified that the signers of the attached
Annexation Petition are owners of real property in the area proposed for annexation.
Furthermore, I certify that said owners constitute more than 50% of the landowners in the
area proposed for annexation and own more than 50% of the land in said area, exclusive of
streets and alleys.

PETITION FOR ANNEXATION
The undersigned hereby petition the Council of the City of Fort Collins, Colorado, for
the annexation of an area, to be referred to as the Harmony Farm Annexation to the City of
Fort Collins. Said area, consisting of approximately 1 55.5975 +/- acres, is more particularly
described on Attachment "A", attached hereto.
The petitioners allege:
That it is desirable and necessary that such area be annexed to the City of Fort
Collins.
2. That the requirements of Sections 31-1 2-104 and 31-1 2-105, C.R.S., exist or
have been met.
3. That not less than one -sixth of the perimeter of the area proposed to be
annexed is contiguous with the boundaries of the City of Fort Collins.
4. That a community of interest exists between the area proposed to be annexed
and the City of Fort Collins.
5. That the area to be annexed is urban or will be urbanized in the near future.
6. That the area proposed to be annexed is integrated with or capable of being
integrated with the City of Fort Collins.
7. That the petitioners herein comprise more than fifty percent (50%) of the
landowners in the area and own more than fifty percent (50%) of the area to
be annexed, excluding public streets, alleys and lands owned by the City of Fort
Collins.
8. That the City of Fort Collins shall not be required to assume any obligation
respecting the construction of water mains, sewer lines, gas mains, electric
service lines, streets or any other services or utilities in connection with the
property proposed to be annexed except as may be provided by the ordinances
of the City of Fort Collins.
Further, the petitioners consent pursuant to Section 37-45-136(3.6), C.R.S., to the
inclusion of such property into the Municipal Subdistrict, Northern Colorado Water
Conservancy District.
The petitioner specifically reserves the right to withdraw this petition at any time prior
to the Second Reading of the Annexation by the Council of the City of Fort Collins, Colorado.
WHEREFORE, said petitioners request that the Council of the City of Fort Collins
approve the annexation of said area. Furthermore, the petitioners request that said area be
placed in the EP - Employment Park Zoning District pursuant to Chapter 29 (Zoning) of the
Code of the City of Fort Collins.
