One off-street parking space will be available for drop-off/pick-up. More than adequate on street parking is available for the limited number of vehicles considering the interval between them. Once again, this is not a busy street. Unfortunately, a traffic count for Pasquinel is not available at this time; however, we feel confident that should the City be willing to conduct a traffic study that our perception of the low volume of traffic would be validated. We encourage the City to look at the FACT that there have been NO ACCIDENTS recorded at our intersection during the three years that we have been licensed as a Small Day Care Home. Again, from our observation on a daily basis this is due largely to the very, very low volume of traffic on Pasquinel Drive. Thank you for your assistance and should you have any further questions or comments please contaVt us at (303) 226-2903. ir rely, .4 ,,2. Ralph I. I Marlene L. Henderson 2603 Pasquinel Dr. Fort Collins, CO 80526 City of Fort Collins Planning Department 281 North College Avenue Fort Collins, CO 80522-0580 ATTN: Steve Olt Dear Mr. Olt: In regard to the comments in your letter of April 25, 1994, we would like to submit the following: 1. No changes are required to the existing electric service. 2. All applicable Large Day Care Hone Regulations will be complied with. 3. Revised on drawing face. 4. The neighboring residence, the Henderson Residence and the common fence were in place when we purchased the property. The site plan is an enlargement (not a redraft) of an Improvement Location'Certificate dated April 2, 1992 which was required at the time we purchased the property. We feel the Certificate accurately depicts the existing conditions. Please note that our square footage calculations are based on the site dimensions shown and do not take into account the additional area which appears to exist between the property line and privacy fence. 5. we fully expect all drivers in the community, including our neighborhood, to comply with existing traffic laws. Our clientele will be so advised and of course it is the Police Department's responsibility to cite violators as they see fit. Please note the attached copy of accident information provided by the City of Fort Collins, Transportation Division, states that there have been no accidents at the intersection of Drake and Pasquinel in 1991, 1992, or 1993, the only years of record. Despite claims to the contrary, there is surprisingly little traffic on Pasquinel at any time of the day or night. In light of the fact that Quail Hollow is essentially "built out", there is no reason to expect traffic on Pasquinel Drive to ever increase. 6. In response to the question of time interval between drop-off and pick-up vehicles, we are now requiring parents to sign -in and sign -out. Until such time as determination has been made on our request to operate a Large Day Care Home, copies of these daily records will be furnished to the City upon request. 7. Revised on drawing face. loft
