with the manager of the Colotex facility in Loveland. Table
2, Trip Generation reflects the maximum expected daily and
peak hour trips resulting from that discussion.
The trip distribution for this use is subject to where
the developing areas of Fort Collins are. Most traffic will
be to/from Harmony Road. In consideration of this, the trip
distribution shown in Figure 3 was used in this study. Figure
4 shows the site generated and existing traffic at the key
intersections. Using this traffic, the key intersections
operate as indicated in Table 3. Calculation forms are
provided in Appendix C. All intersections will operate
acceptably. The increase in traffic due to the Colotex
Electric facility at the Harmony/McMurray intersection is
expected to be 1%. This is considered to be negligible. The
change in operation at the key intersections is imperceptible,
even from a technical analysis perspective.
A grocery store based shopping center is proposed in this
area. This center will have a significant impact on traffic
in this area. When/if this occurs, the traffic generated at
the Colotex Electric facility will comprise an even smaller
portion of the traffic in the area. Since the shopping center
will require a comprehensive traffic study, it is more
appropriate that the Colotex Electric traffic be incorporated
in that study, rather than the shopping center traffic be
incorporated into this study.
It is concluded that all intersections will operate
acceptably. The Colotex Electric generated traffic will be
negligible compared to the existing and future traffic in this
area.

Colotex Electric is proposing to locate a wholesale

supply facility at the northeast corner of Harmony Road and

Innovation Drive. Prior to beginning this traffic study,

contact was made with the Fort Collins Transportation Division

staff. This study addresses the specific concerns discussed

with staff.

Figure 1 shows a schematic diagram of the street system.
Harmony Road is a four lane, plus auxiliary lanes, highway in
the south portion of Fort Collins. In this area, Harmony Road
is posted at 45 mph. There is a signal at McMurray Avenue.
Innovation Drive intersects Harmony Road from the north at a
right-in/right-out access with auxiliary lanes. Harmony Road
has a landscaped center median. McMurray Avenue is a
collector street north and south of Harmony Road. It serves
commercial, industrial, and residential trips. Monte Carlo
Drive is a local east -west street, connecting McMurray Avenue
and Innovation Drive.
Land uses south of Monte Carlo Drive and east of
Innovation Drive are commercial/light industrial. The

existing uses are not dissimilar to the proposed Colotex
Electric facility. There. is an elementary school on the

northeast corner of the McMurray/Monte Carlo intersection.
