This completes the review comments at this time. Additional
comments may be forthcoming as the various departments and
reviewing agencies continue to review this request. Please be aware
of the following dates and deadlines to assure your ability to stay
on schedule for the May 23, 1994 Planning and Zoning Board hearing:
Plan revisions are due by 5:00 p.m. on May 5, 1994. Please contact
me for the number of folded revisions required for each document.
PMTIs, renderings, and 8 folded copies of final revisions (for the
Planning and Zoning Board packets) are due by 3:00 p.m. on May 16,
1994.

6. A copy of the comments received from ELCO Water is attached to
this letter.
7. Fire hydrants must be located within 400' of all dwelling
units, capable of 1,000 gallons per minute fire flows with 20
pounds per square inch residual pressure minimum. `
8. A copy of the comments received from the Light & Power
Department, as well as a red -lined Landscape Plan, is attached
to this letter. Please contact Doug Martine if you have
questions about electric service to the property. Doug can be
reached at 221-6700.
9. Parkland fees of $779 per dwelling unit will apply to this
development and the fees. will be collected at the time of
issuance of building permits.
10. There is high ground water in this area. A 36' wide street is
needed at the intersection with Lemay Avenue. This development
must contribute to the Larimer and Weld Ditch crossing of
Lemay Avenue. Please contact Mike Herzig or Kerrie Ashbeck of
the Engineering Department with questions about these
engineering comments. They can be reached at 221-6750.
11. The Natural Resources Department has stated that the trees
along the western property line need to be shown on the plans.
The area which includes the trees, ditches, and some of the
topography should be set aside as private open space or be
acquired by the City. This area should not be included in the
individual lots.
12. The overall development objectives are unclear. Is• this
project intended to be duplexes or single family or single
family with attached or detached supplemental dwelling units?
The intent should be clearly defined on the plans. Either way,
the overall gross residential density should be. maintained at
3 dwelling units per acre. According to the Site Plan, there
is adequate buffer. on the north, with the Larimer and Weld
Ditch, and also on the east, with the Lindenmeier Lake Estates
open space. Mitigating single family residential from single
family residential should not be an issue here. Establishing
minimum setbacks and architectural compatibility of homes,
both within this development and to the surrounding
developments, is important. The use and proposed density of 3
dwelling units per acre are appropriate.
13. How is the O'Halloran property going to be accessed? Neither
the subdivision plat or the Site Plan show any access to that
property.
14. Note 5 on the Site Plan, restricting signs, must be removed.
All signage is now regulated by the City Sign Code.

Staff has reviewed your documents for the Lindenmeier Estates
P.U.D. - Preliminary that were submitted to the City on March 31,
1994, and would like to offer the following comments:
1. A copy of a letter from Tim Dow, representing the Larimer and
Weld Irrigation Company, is attached to this letter.
2. The Greeley Water Department has stated that the conditions
that apply to the O'Halloran property will apply to your
property and development. Copies of two letters to Bill
O'Halloran from Greeley are attached to this letter. Also, in
the event that repairs, maintenance, or installation of new
water line by Greeley Water occurs, surface restoration may be
limited to backfill.
3. A copy of the comments received from U.S. West is attached to
this letter.
4. The comments received from Public Service Company are as
follows:
a. Isn't Lemay Avenue a 100' right-of-way through here?
b. No trees to be planted within 4' of gas lines (like along
Lemay).
C. Easements adjacent to interior streets should be such
that there is a minimum of 13' from back of sidewalk to
the rear line of the easement.
d. Need easements adjacent to Lemay Avenue.
5. Columbine CableVision has stated that they would like to see
utility easements at the rear of every lot and also on the
sides of Lots 5 and 6. These easements are needed so that Lot
12 can be serviced. CCTV would like to work with the developer
on installing cable TV main lines in a joint trench method
with the telephone company.
