HomeMy WebLinkAboutLINDENMEIER ESTATES PUD - PRELIMINARY - 24-94 - CORRESPONDENCE - RESPONSE TO STAFF REVIEW COMMENTS10. We have redesigned entrance to provide a 36' wide access to Lemay Avenue. 11. We have net with the Natural Resources Department (Bob Wilkinson) and the City Arborist (Tim Buchanan) and physically inspected the site. We have concluded that the rear portions of lots 3 - 5 and a portion of lot 2 should be maintained in a natural manner, similar to its existing character. We did an inventory of existing vegetation, developed a list of potential additional materials that might be added, and identified materials that should be eliminated. We will provide a Landscape Plan for the area with our Final PUD Submission. 12. It is the intent of our Development to appear similar to the single Family projects adjacent to ours on the north and east. To accomplish this each home will have the ability to have up to 800 square feet with an additional kitchen designated for use by a related individual or individuals. We would also like to allow more flexibility in design of the individula residences, while creating the desired minimum density of 3 units per acre the City desires. Each lot shall be considered as a duplex, providing an overall density at 3.45 DU/AC while maintaining the asthenic impact of a single family residential neighborhood. The architectural character will be dictated by the architectural control committee of Lindenmeier Estates. 13. We have provided a 60' wide access to the O'Halloran Property from our Northern most cul-de-sac. 14. Ok. I hope this letter and the meeting we had earlier answers all the questions we currently have and we can proceed with our Preliminary PUD hearing in May. ;Si,nc Edward G. We do not acknowledge that the home owners have no access to the ditch maintenance road (see item 1b above) e. We agree not to dump grass clippings, etc. into the ditch f. We will not agree to fence the north property line (see item lb above) g. We agree to delineate ditch easement on the final plat. h. We acknowledge the potential seepage problem above the ditch. 2. We agree to the same restrictions that apply to the O'Halloran property. 3. We will provide appropriate easements to US West on the Final Plat. 4. a. No, Lemay Avenue will be a 68' right-of-way b. See Landscape Notes C. We have changed Preliminary Plat. d. We have provided a 25' easement adjacent to the Lemay Avenue right-of-way. 5. May 5, 1994 unuur Mr. Steve Olt ARCHITECTURE Project Planner City of Fort Collins Planning Department 281 North College Ave. Fort Collins, CO 80522-0580 Dear Steve, I am responding to your letter of April 25, 1994 regarding the Lindenmeier Estates PUD- Preliminary. 1. 1 have reviewed the letter from Mr. Dow regarding the Larimer and Weld Irrigation Canal and have resolved their concerns as follows: a. We acknowledge the potential ground water seepage problems. b. We acknowledge the right to the ditch company to use the maintenance road on the south side of the ditch. We further expressed our interest in pursuing the development of the maintenance road into a combined maintenance and bicycle trail that would be improved and maintained by the City of Fort Collins. I also noted that I felt there might be a possibility that the City would provide liability insurance coverage that would be in the best interest or both parties. Mr. Dow suggested that we pursue the possibilities with both the City and his board. I have contacted Mike Powers, Leslie Bryson, and Randy Balok, with the City Parks and Recreation and they seem to have an interest I have also contacted Dr. William O'Halloran, our next door neighbor who has also expressed interest.
