Suite 200, Fort Collins, Colorado 80526-2879 (303)226-3535 fax (303) 226-6475 RE: VALUE PLASTICS PUD - REVISED SUBMISSION Dear Glen: Value Plastics has decided to proceed with the development of their Timberline Road Site. It is the same site as in the original submission, however the proposed building will be of a different configuration and in a different location. Further, no cross access grading is required between the new building and the existing Value Plastics building in the southwest corner of the block so we will be able to retain the existing detention pond and just deal with the design release therefrom of 0.45cfs. In the original submission, because of the cross access grading, we had to deal with approximately 8 acres with a composite runoff coefficient of about 0.70. Under this new submission the area has been reduced to about 5 acres and the runoff coefficient is comparable at about 0.77. You will note from the preliminary Grading and Drainage Plan for this revised submission, that the detention pond proposed for this new submission is the same size and configuration and is in the same location as the original pond so there is obviously plenty of volume. As we discussed, we may even be able to reduce the release rate and hopefully save on stormwater fees. We hope this is sufficient information for you to grant conceptual approval so the project can be presented to P&Z on December 12, 1994.
