11. We understand the owner is responsible for re -striping the Vermont and Timberline
intersections.
12. It is my understanding that after further discussion between Steve Steinbicker, Tom
Vosborg and/or Mike Herzig that the City will allow the driveways to remain as shown,
given the need for semi -trucks to access the site. Please let us know immediately if this
is not the case.
13. Maurice Lutkin is correcting the plat.
14. The new facility will be very similar to the existing facility in that it will not create noise
pollution, air pollution or create odor problems. Natural Resources is welcome to tour
the existing facility to see and smell for themselves. They may contact Kent or Gloria
Sampson to arrange for a tour.
15. Fence details have been included on the site plan.
16. Foundation plantings have been provided on the north side of the garage.
17. Street trees have been provided all along the Timberline Road frontage.
18. Height dimensions have been provided on the elevation drawing.
19. Maurice Lutkin has change the title block on the plat.
20. The site plan in this area was purposely designed to allow for extra room to maneuver
large trucks on the site.
21. The title of the PUD has been changed to reflect the "Amended" status.

Preliminary/Final P.U.D.
We have reviewed staff comments dated April 28, 1994, and have the following comments:
1. We understand US West will provide telephone service in accordance with the rules of
the Colorado Utilities Commission.
2. We understand .that the developer is responsible for provision of all conduit, street
crossings, and ditch crossings for telephone facilities within the project and that the
owner provides terminal room space and power for the main terminal at one building.
The owner's vendor provides all facilities beyond the main terminal.
3. Telephone utility easements will be coordinated.
4,5. Maurice Lutkin of Water, Waste and Land Inc. will be providing responses to
stormwater, water, wastewater and engineering comments.
6. The building will be equipped with a fire sprinkler system.
7. It is our intention to comply with accessibility requirements. Please let us know if we are
not in compliance.
8. Storage or use of hazard materials will be in compliance with the City Code and Chapter
9 of the 1991 UBC.
9. The project Architect, Steve Steinbicker, understands that the allowable floor area of the
building must comply with Section 505 of the UBC.
10. Twelve bicycle parking spaces have been provided at a location that is most convenient
to the employee entrance.
