separate cover. Generally, the Stormwater Utility staff has
concerns about drainage flows being directed to the Railroad,
unless you have written permission from them. Staff believes
this permission may be very difficult to obtain and recommends
that all flows be directed to the street. There is a
detention and maximum release rate requirement in this
drainage basin.
18. Please describe provisions you have for the protection of
water quality of drainage flows off this site. Given the
proposed use, staff recommends that drainage be detained and
flow over/through a grassy, graveled area to provide some
cleansing prior to release into the City system.
19. Fire hydrants in the vicinity should be shown on the site
plan. Please contact Mike Pretz at the Poudre Fire Authority
to find out whether an additional hydrant is needed on this
property.
�v 20. Transportation is still reviewing the traffic study. They
have some concern that the potential left turn bay on Mason
street would squeeze out the bike lane. When. I hear more
information, I will pass it on to you.
This concludes staff comments at this time. In order to stay on
schedule for the July 25, 1994 Planning and Zoning Board hearing,
please note the following deadlines:
Plan revisions are due July 8th (3 sets of plans and written
documentation responding to the above concerns),
PMT1s (one PMT of each plan sheet), colored renderings, and 8
prints are due July 18th.
Final mylars and other documents are due as soon as possible
following the hearing.
Please be aware that the development agreement and utility
plans must be signed prior to the Planning and Zoning Board
Hearing, for all Final PUD's. If not, a condition will be
placed on the project giving you 30 days to finalize the plans
and agreement, after which time, you must submit a request for
an extension, to the Planning and Zoning Board.

the emergency lane on Lot 9? Do you have easements and will
a road base lane be provided back to Mason Street? If there
are no easements at this time, easements will have to be
dedicated by separate document.
8. Please indicate, on the site plan, the zoning and land uses
east of this property. Also indicate any driveways, curb
cuts, streets, etc. along Mason Street within 100' of the
property.
9. Is the vicinity map to scale?
10. If the vehicle storage area is for parking and driving of
vehicles, or outdoor storage of vehicles, it is required to be
paved. If it is an outdoor storage area for materials or
parts it can be a gravel material, but there must be
landscaped materials provided along the north and south
boundaries for screening purposes.
11. The north elevation of the building should be 'broken -up' with
additional landscape material, especially verticle type
foundation plantings of trees and shrubs, ie junipers or
english ivy or other vines. This would soften the mass of the
building. Staff also recommends adding relief in the
architecture with accent trim, block or stone details, a
colored strip of a different type of block, etc.
12. Please add another Hackberry street tree to the Mason Street
frontage. What is SC on the landscape plan? Please add
landscape materials to the north and south side of the storage
area. The fence should be moved 5' inside the south property
line to allow sufficient room for plantings. Staff also
suggests addition of 3 or 4 Pinyon Pines along the south
property boundary.
13. Parking along Mason Street should be buffered with berms and/
or evergreen plant materials.
14. Please combine the utility, grading, and drainage plans into
one set of drawings as outlined in the Development Manual.
15. Please provide a 4' wide sidewalk along Mason Street, detached
a minimum of 4 1/2 feet from back of curb. City oversizing
fund can reimburse for this since a 4' attached walk exists.
It is important to separate vehicles and pedestrians along
arterial right-of-way.
16. Please include more detail on the architectural elevations,
such as building materials and colors. What is the maximum
height of the building? Please indicate this on the site plan
and architecturals. Please specify the color of the garage
doors, building trim, and architectural details.

Dear Mr. Cottier,
City Staff has reviewed your submittal for the AAMCO Transmission
Shop, Lot 10 Creger Plaza 2nd Replat PUD- preliminary and final,
and offers the following written comments:
1. Review of these plans should not be construed as a commitment
that telephone facilities sufficient to serve this project are
presently available. US West will provide telephone service
in accordance with the rates and tariffs on file with the
Colorado Utilities Commission.
2. The owner is responsible for provision of all conduit, ditch,
and street crossings for telephone facilities within the
project, and the owner provides terminal room space and power
for the main terminal at one building, generally in a
janitor's closet or utility room. The owner's vendor provides
all facilities beyond the main terminal. Contact the US WEST
engineer for conduit specifications for the main telephone
entrance cable.
3. Any relocation of existing telephone facilities required by
these plans will be paid for by the developer.
4. According to Public Service, the gas line location marked on
the plans is not correct. The line changes location twice
along the lot frontage.
5. Please file a hazardous materials impact analysis with Poudre
Fire Authority, if one is needed. Please contact Ron Gonzales
at 221-6570.
6. Buildings greater than 5,000 sf in size must be provided with
an automatic fire sprinkler system, or be divided into smaller
areas with approved fire rated construction. Please contact
Sharon Getz at the Building Department (221-6760) for details.
7. The emergency access lane needs to be a hard, all weather
surface. Please describe the type of gates that are proposed.
Please communicate this information to the Fire Authority, as
they will need access through these gates. What happens to
