(formerly known as Stockbridge P.U.D.) Dear Steve, BHA DESIGN, INC. Enclosed are the plan revisions for Westfield Park P.U.D. The revisions are based on 1000 VERMONT comments received from City staff February 7, 1997. Each comment relating to the Site and FT. COLLINS. CO 80525 Landscape Plan has been addressed in full with the following list of exceptions or TEL 303 221.7577 clarifications. Response to specific engineering comments are separately addressed in the FAX 303 226-3855 enclosed letter from Shear Engineering. 1. In regards to the comment from Kenneth Jackson regarding street name changes, we have phoned Kenneth directly to coordinate the three remaining street names. The new names with his verbal approval now appear on the Site and Landscape Plan and the Final Plat. 2. In response to the comment from Kerrie Ashbeck regarding the proposed landscaping in the traffic calming islands: The intent of the chicane concept is to slow traffic both by physical means and by the visual perception of street narrowing. The use of trees emphasizes this visual `closeness' while maintaining adequate road widths for emergency and service vehicles. We believe that by using deciduous tree plantings with branches no lower than six feet in height and shrubs or flowers no greater than 24 inches in height, we can allow required visual clearance while maintaining the integrity of the traffic calming concept. 3. Streetlights have been located on the Site and Landscape Plan and street trees have been relocated to maintain a 40' separation from streetlights. Please feel free to call if you have any questions or need additional information. Sincerely, bha design inc. by Angela ilewski
