All that portion of the northeast quarter of Section 34, Township 7 North, Range 69 West, of the
6th P.M., Larimer County, Colorado more particularly described as follows:
Considering the north line of said northeast quarter of Section 34 as bearing SOUTH 89' 43' 00"
EAST and with all bearings contained herein relative thereto.
Commencing at the northwest corner of said northeast quarter of Section 34; Thence along said
north line of the northeast quarter of Section 34 SOUTH 89' 43' 00" EAST 898.48 feet to the
easterly line of STOCKBRIDGE P.U.D. to the City of Fort Collins, County of Larimer, State of
Colorado; Thence leaving said north line and along said easterly line SOUTH 28- 21' 00" EAST
56.97 feet to the south right-of-way line of West Horsetooth Road as dedicated by the recorded
plat of said STOCKBRIDGE P.U.D. and the TRUE POINT OF BEGINNING; Thence along the east

said prolongation SOUTH 00' 17' 00" WEST 15.00 feet to a line which is parallel with and 65.00
feet, measured at right angles, south of said north line of the northeast quarter of Section 34;
Thence along said parallel line NORTH 890 43' 00" WEST 25.00 feet to said easterly line of
STOCKBRIDGE P.U.D.; Thence along said easterly line the following two (2) courses and

KNOW ALL MEN BE THESE PRESENTS: That the undersigned C.B. Real Estate
Investments, LTD., A Colorado Corporation, being the owner of certain real property in Larimer
County, Colorado legally described at Reception # 96091950 in the Larimer County Records, in
consideration of Ten Dollars ($10.00) in hand paid, receipt of which is hereby acknowledged, and
other good and valuable consideration, does hereby dedicate, transfer, and convey to the City of
Fort Collins, Colorado, a Municipal Corporation, for public use forever a PERMANENT EASEMENT
for box culvert(s) in the City of Fort Collins, County of Larimer, State of Colorado, more particularly
defined and described on EXHIBIT "A" (Sheets 1 and 2 of 2) attached hereto and by this reference
made a part hereof.
It is understood by the undersigned that, by acceptance of this dedication, the City of Fort
Collins will not accept the duty of maintenance of such easement..
