All that portion of the northeast quarter of Section 34, Township 7 North, Range 69 West, of the
6th P.M., Larimer County, Colorado more particularly described as follows:
Considering the north line of said northeast quarter of Section 34 as bearing SOUTH 890 43' 00"
EAST and with all bearings contained herein relative thereto.
Commencing at the northwest corner of said northeast quarter of Section 34; Thence along said
north line of the northeast quarter of Section 34 SOUTH 89' 43' 00" EAST 898.48 feet to the
easterly line of STOCKBRIDGE P.U.D. to the City of Fort Collins, County of Larimer, State of
Colorado; Thence leaving said north line and along said easterly line SOUTH 280 21' 00" EAST
56.98 feet to the south right-of-way line of West Horsetooth Road as dedicated by the recorded
plat of said STOCKBRIDGE P.U.D. and the TRUE POINT OF BEGINNING; Thence along the east
prolongation of said south right-of-way line SOUTH 890 43' 00" EAST 30.79 feet; Thence leaving
said prolongation NORTH 00° 17' 00" EAST 20.00 feet to the existing south right-of-way line of
West Horsetooth Road as defined by a line which is parallel with and 30.00 feet, measured at
right angles, south of said north line of the northeast quarter of Section 34; Thence along said
south right-of-way line and said parallel line NORTH 89' 43' 00" WEST 41.71 feet to said easterly
line of STOCKBRIDGE P.U.D.; Thence along said easterly line SOUTH 28' 21' 00" EAST 22.79
feet to the TRUE POINT OF BEGINNING.

other good and valuable consideration, does hereby dedicate, transfer, and convey to the City of
Fort Collins, Colorado, a Municipal Corporation, for public use forever a PERMANENT RIGHT-OF-
WAY for public street purposes in the City of Fort Collins, County of Larimer, State of Colorado,
more particularly defined and described on EXHIBIT "A" (Sheets 1 and 2 of 2) attached hereto and
by this reference made a part hereof.
It is understood by the undersigned that, by acceptance of this dedication, the City of Fort
Collins will not accept the duty of maintenance of such right-of-way until permanent improvements
have been made and accepted by the City.
