Potential applicants have expressed an interest in requesting a review for a single family residential development on a vacant parcel of ground, approximately 34 acres in size, located south of West Harmony Road on the west side of South Shields Street (please see the map on the reverse side). The proposed project, presently known as Cottonwood Ridge, is bounded by the Ridge to the west, Chelsea Ridge to the south, Clarendon Hills to the east, and proposed Westbury to the north. A development request must be processed and reviewed by the City as a standard subdivision or a planned unit development (P.U.D.), with a final decision being given by the Planning and Zoning Board. The review process is 7 weeks in length for a preliminary or final development request from the time of formal submittal to the City Planning Department. At this time no formal submittal has been made. The purpose of this meeting on May 5th is to give all participants the opportunity to ask questions of the developer and express their concerns in an informal setting that will not result in any final decisions. A representative of the City Planning Department will be present to respond to questions about City policies and regulations and to take minutes of the meeting. The list of affected property owners (A.P.O.'s) for this public information meeting is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend and participate. If you have any questions regarding this matter, please call our office at 221- 6750.
