All that portion of the northeast quarter of Section 34, Township 7 North, Range 69 West, of the 61h
P.M., Larimer County, Colorado more particularly described as follows:
Considering the north line of said northeast quarter of Section 34 as bearing SOUTH 890 43' 00"
EAST and with all bearings contained herein relative thereto.
Beginning at the southwest comer of STOCKBRIDGE P.U.D. to the City of Fort Collins, County of
Larimer, State of Colorado; Thence along the south line of said STOCKBRIDGE P.U.D- The
following two (2) courses and distances: 1)SOUTH 89° 48' 32" EAST 543.05 feet; 2)NORTH 69' 23'
53" EAST 90.43 feet to the westerly right-of-way line of Seneca Street as described and recorded in
Book 2221, Page 1084, records of said county and the beginning of a non -tangent curve to the le`t
having a central angle of 01 ° 46' 11" and a radius of 634.00 feet (a radial line from said point bears
NORTH 69° 23' 53" EAST); Thence along said westerly right-of-way line and along the arc of said
curve southeasterly 19.58 feet to the end of said curve; Thence continuing along said westerly right-
of-way line and tangent from said curve SOUTH 220 22' 18" EAST 0.42 feet to a line which is parallel
with and 20.00 feet (measured at right angles) south of said south line of STOCKBRIDGE P.U.D.,-
Thence along said parallel line the following two (2) courses and distances: 1)SOUTH 69° 23' 53"

DEED OF DEDICATION FOR EASEMENT
KNOW ALL MEN BE THESE PRESENTS: That the undersigned Progressive Living
Structures, Inc., A Colorado Corporation, being the owner of certain real property in Larimer County,
Colorado legally described at Reception # in the Larimer County Records, in consideration of
Ten Dollars ($10.00) in hand paid, receipt of which is hereby acknowledged, and other good and
valuable consideration, does hereby dedicate, transfer, and convey to the City of Fort Collins,
Colorado, a Municipal Corporation, for public use a TEMPORARY EASEMENT for grading and
drainage in the City of Fort Collins, County of Larimer, State of Colorado, more particularly defined
and described on EXHIBIT "A" (Sheets 1 and 2 of 2) attached hereto and by this reference made a
part hereof. Said temporary easement to terminate at the time of the development of described land.
It is understood by the undersigned that, by acceptance of this dedication, the City of Fort
Collins will not accept the duty of maintenance of such easement..
