Dear Resident:
On Thursday, August 21, 2003, at 6:30 p.m., in City Council Chambers, City Hall
West, 300 LaPorte Avenue, the City of Fort Collins Planning and Zoning Board
will conduct a public hearing to consider a development proposal in your
neighborhood. The project is referred to as Christ Fellowship Church, Phase
One, P.D.P., #29-94C.
This is a request for an 8,700 square foot church on 3.58 acres located on Lot
One of the Christ Fellowship Church Subdivision. A child care component would
be part of the facility as an accessory use. The site is located at the southeast
comer of Ziegler Road and Charlie Lane. The site is zoned U-E, Urban Estate.
The P.D.P. includes a Request for Modification of Standard to the build -to line
requirement along Charlie Lane. The standard requires the church building to be
located no further back from Charlie Lane than 15 feet. Instead, the church is
proposed to be placed 55 feet back from Charlie Lane.
The City of Fort Collins Planning Staff considers your interest and input in this
matter, as well as your neighbor's input, an extremely important part of the City's
review of this proposal. If you are unable to attend the public hearing, but would
like to provide input, written comments are welcome.
The list of affected property owners for this public meeting is derived from official
records of the Larimer County Assessor. Because of the lag time between
occupancy and record keeping, or because of rental situations, a few affected
property owners may have been missed. Please feel free to notify your neighbor
of this pending meeting so all neighbors may have the opportunity to attend.
