9. An additional fire hydrant may have to be located on the site within 400 feet of the
structure. This hydrant must be capable of delivering 1,000 gallons per minute with 20
psi residual pressure. Depending on the size and occupant load, the building may need to
be equipped with an automatic fire extinguishing system, as well as an alarm system.
10. U.S. West cautions that review of these plans should not be construed as a commitment
that telephone facilities sufficient to serve this project are presently available. The owner
is responsible for provision of all conduit, ditch, and street crossings for telephone
facilities within the project. The owner must also provide room space (usually 4' x 8'
)and generally in a janitor's closet or utility room. The owner's vendor provides all
facilities beyond the main terminal.
11. Please add Charlie Lane and Nite Court to the vicinity map.
12. Please add the zoning on the property as well as the properties adjacent to the
subdivision.
13. Please add the names of the abutting subdivisions or the names of the owners of abutting
unplatted property.
14. Please add date of preparation, and subsequent revisions, in the revision block.
15. Please indicate which lot is proposed for a church site.
This concludes Staff comments at this time. Please note the following deadlines for the
September Planning and Zoning Board meeting:
Plan revisions are due September 7, 1995.
P.M.T.'s, 10 prints, renderings are due September 18, 1995.

Dear Bud:
Staff has reviewed the request for Christ Fellowship Church Subdivision and offers the following
comments:
As of this writing, the City's Stormwater Utility has not received the necessary Drainage
Reports from the consulting engineers. This may cause the request to be continued to the
October 23, 1995 Planning and Zoning Board meeting. It is suggested that the consulting
engineer work closely with the Stormwater Utility to provide the necessary documents for
review.
2. Please correct the title by deleting all references to a "Minor" Subdivision.
3. Please correct the signature block for approval `By the Planning and Zoning Board" with
the signature line for the "Secretary of the Planning and Zoning Board.:
4. Please delete the approval block and signature line for the City Clerk.
5. Are the areas in the two small "curved triangles" (curves #6 and #9) intended to be
additional right-of-way? If so, they need to be labeled as such, or they need to be labeled
as to what they are.
6. Are the reverse -curves along the south side of Charlie Lane non -tangent? How can the
Delta angles be different if they are not?
7. Please label the 30 foot wide road south of Nite Court as "Emergency Access Road."
8. Should the cul-de-sac easement for Nite Court be dedicated as right -of -way? If not, then
it must be shown to be a tract and labeled as an emergency access drive.
