24.A note on landscaping installation and phasing has been added to Sheet 3 of 6.
25.A note is added on Sheet 6 of 6 regarding the under -canopy light fixtures to be
recessed with flat lens and flush mount.
26.Additional language has been added for the parking lot light fixture details on Sheet
6 of 6.
Engineering Comments (Mark Virata):
1. Revised as noted
2. The transit shelter is relocated. The Utility Plans show the culvert and sidewalk
crossing.
3. Per phone conversation on 11/30, the Letter of Intent for offsite construction is a
irrelevant since Safeway Stores 46, Inc. owns Lot 1 and will also own Lot 6 prior to
construction start. The current property owner of Lot 6, S-B Properties No. 22,
Limited Partnership, has already provided a letter to the City authorizing Galloway,
Romero & Associates to apply for all planning and permitting approvals for the
purpose of developing a Safeway Fueling Site on Lot 6. A copy of the authorization
letter is attached for your reference.
4. Information for the Memorandum of Agreement is included in the resubmittal.
Water/Wastewater (Jeff Hill):
1. Revised as noted
2. Safeway has been contacted to pothole the waterline, as requested. Information will
be forwarded under separate cover as soon as it is available.
3. Plans revised as redlined.
Stormwater (Donnie Dustin):
Response is on Comment Sheet provided by Stormwater and attached to the submittal.
Transfort (Gaylene Rossiter):
The transit pad and connection are relocated west of the site as requested.
This should address all outstanding comments. Please schedule the project for
Planning Commission hearing at your earliest convenience.

7. The kiosk does not require natural gas. The note for the future convenience store
gas line has been revised stating "point of service to be verified with the local utility
company prior to construction of Phase II."
8. Advisory Comment
9. The bicycle rack has been moved as close to the building as possible, without
impeding pedestrian traffic flow per Section 3.2.2(C)(4)(b).
10.The landscaping plan is modified as follows:
a. One deciduous shade tree has been added near the southwest corner of the
building as requested. Another shade tree is added on the south side of the
fueling area. f
b. A future seven -foot landscaped area has been added along the north and west
building foundations. Groupings of shrubs have been added along the west
elevation. This landscaping will be installed with Phase 11 construction of the
structure.
c. The perimeter lot landscaping area has been increased to a width of seven feet.
The Tammy Junipers have been replaced with Sea Green Junipers, as
requested.
d. The northern most parking stall is replaced with landscaping and a Spring Snow
Crab tree. The proposed MSS on the north side of the future convenience store
cannot be shifted due to utility easements and separation requirements.
11.The architecture of the kiosk and future convenience store has been modified to
comply with the design standards of Section 3.5.3 as follows:
• Wall articulation has been added on the north, west and south elevations.
• Walls on the north, west and south incorporate changes in planes, texture and
patterns to subdivide the wall into human scale proportions.
• The side walls feature false windows with shutters.
• All facades feature a stepped parapet with differently colored materials.
12.The kiosk includes a mansard roof treatment with stepped parapets and differently
colored material.
13.The "employee only" door on the rear elevation of the future proposed convenience
store is protected and enhanced by projecting pilasters and overhang.
14.The rear elevation of the kiosk is shown on the elevations and features a stepped
parapet. A canopy cannot be used due to encroachment into the vehicular activity
area.
15. Reference has been deleted.
16.A note has been added on Sheet 4 of 6 requiring the tops and bottoms of the pump
dispensers to match the color of Lot 5 and are not to be illuminated.
17.All signage will comply with the sign code and be subject to separate permitting.
18. Language in the Development Data on Sheet One reads "Gasoline Service Station"
and "General Retail' to match the language in the Harmony Corridor Neighborhood
Service Center code.
19. Certification block has been corrected to read "Director of Planning".
20.A trash enclosure detail has been added to Sheet 2 of 6. Materials and color will
match the kiosk/convenience store.
21.The secondary ground sign is shown for illustrative purposes only and noted that
signage is required under a separate permitting process.
22.The north arrow and scale has been added to Sheets 2 and 3 of 6.

Re: Safeway Fueling Facility at Harmony Safeway Marketplace
Dear Ted:
Thank you for your 11/15/00 review comments. Please accept revised plans
addressing the comments. The following is an itemized response corresponding to
your 11/15/00 letter:
Planning Comments:
1. The transit stop and shelter are relocated to the west to align with the Safeway
supermarket.
2. We have modified note number 42, Site Plan Sheet 2 of 6, to reference joint
participation of funding for said shelter as stated in your comments.
3. The requested sidewalk connection is located on Lot 1. A culvert will be provided
with a sidewalk connection from the transit pad to the Safeway existing sidewalk on
Lot 1. The transit pad is partially located within the public ROW. The remaining
portion of the transit pad, proposed culvert and sidewalk connection is located within
the 80' Utility/Drainage/Pedestrian/Landscape easement. The portion of sidewalk
connecting to the existing Safeway sidewalk at the northwest corner of Lot 6 is
private and will not require an easement per phone conversation with Mark Virata on
11 /30/00.
4. Advisory Comment
5. The spill containment structure is modified to hold the required 150 gallons. The
structure has been revised to include a cover as requested. A note has been added
on Sheet 5 of 7, Grading Plan, stating there will be cleaning on an annual basis to
prevent clogging from sediment.
6. The referenced tree has been relocated to provide adequate separation from the
water line. (Sheet 3 of 6)
