This note has been added to the landscape plan.
ENGINEERING DEPARTMENT COMMENTS.
Refer to attached narrative responses from Northern Engineering. Note the the
substantive comments were from the Drainage Department and were related to overall
evaluation of the previously approved and constructed community drainage facilities.
Since this plan was previously approved and the subject site was a part of the original
plan, we proposed to drain to the facilities as planned. See attached letter from the
property owner, Bill Tiley, concerning maintenance of the system and comments from
the Drainage Department for corrections to defective downstream improvements adjacent
to other properties. Safeway intends to comply with the requirements of the original
drainage plan, as modified by the site specific engineering and design modifications but
is not in a position to either validate the original approved plan or make major
improvements to the originally constructed improvements. Safeway will pay all required
drainage fees and present detailed engineering studies describing our compliance, with
modifications as required, to the originally approved plan.
Please review the attached material and let us know if you need any additional data at
this time.

24. No sidewalk has been added to this location. It appears that there will be limited
pedestrian traffic in this area, and a single sidewalks will adequately serve the need and
the area proposed for sidewalk can be landscaped.
25. A general note for this pedestrian link has been added to the site plan pending
submittal of detailed plans.
26. A note to this affect has been added to the design criteria for pad development
shown on the cover sheet.
27. A note outlining this requirement has been added to the cover sheet design
criteria.
28. Notes have been added requiring masonry enclosures around the trash enclosures.
Final requirements will be reviewed with Light and Power upon sizing of the actual
transformers.
29. Light fixtures specified on drawing and specification cut sheets are submitted
under separate cover. A detailed site lighting computer generated photometric layout has
been submitted under separate cover for review. Ground mounted wall -wash flood lights
have been added to the rear elevation of the Safeway building.

10. Based upon current understanding of the lane width requirements, the 80' setback
along Harmony Road will not be affected. See site plan details.

12. Rockbridge Condo access driveway now illustrated on the site plan.
13. Entire cross section of Monte Carlo now changed on site plans per agreements as
a result of meetings with the City Engnnnering Department and the neighborhood
association Board of Directors.
14. An additional easement on the south side of Monte Carlos has been added to
allow for the revised 8' sidewalk on the south side of the street.
15. Plan revised to allow for required alignment.
16. Preliminary striping plan is included for Monte Carlo and Harmony Road per site
plan. Additional details to be provided upon review by city and upon preparation of site
construction plans.
17. Potential conflicts with new water main have been reviewed and landscape plan
changes have been made.

PART TWO - SITE PLAN
18. (Should be item 19) Requirements per comment have been included in the Design
Criteria notes on the cover sheet. All detailed pad designs have been deleted from the
site plan per our staff meeting discussions. Each pad will be required to be submitted for
future review by the City of Fort Collins and issues will be addressed at this time.

20. Additional landscaping has been added to the landscape plan in this area.

RE: Narrative Responses to Final P_.U.D. staff comments
Dear Ted:
The following are narrative responses to staff comments of July 19, 1996. They are
presented in the order they were received per your letter.
Part One -Utility and Engineering Comments
1. See attached letter (under separate cover) from C.D.O.T. concerning approval of
proposed access from Harmony Road.
2. A new 15' easement has been added along Monte Carlo and McMurry as
requested.
3. Plans have been modified to coordinate sidewalk locations.
4. We will work with U.S. West during the construction document phase to limit the
berms above telephone lines to the greatest degree possible, without hindering the design
intent of the berming.
5. Sidewalks have been rerouted around telephone pedestals are required.
Verification of field conditions may further dictate adjustments during the construction
document phase.
6. Sidewalks have been widened and radius dimensions increased at sidewalks
adjacent to proposed electrical transformers to allow for the infrequent need to back up a
serve truck to these locations. They may back up to the areas across the perimeter curbs.
7. Required note added to the cover sheet, and site plan illustrates graphic locations
of required speed undulations on Monte Carlo St.
8. Building construction plans will reflect this requirement and a note has been
added to the site -plan.
9. A continuous turn lane has been provided on revised site plan.
