Lot 8 Harmony Marketplace Resubmiital March 21, 2003 Page 2 of 3 SHEET 3 OF 6 • Additional landscaping has been added due to the elimination of the three (3) parking stalls. • "Blaauw" junipers have been added to the plan. • Curb Stop and Meter Pit have been added to this sheet. • A tree has been removed from the front parking lot island due to the reduction in continuous stalls. SHEET 4 OF 6 • Landscape category block has been added to this sheet. SHEET 5 OF 6 • Building has been redesigned per our meeting at your office with the Owner, Larry Gilleland. Texture and color differentiation of the horizontal and vertical elements has been achieved. • Specific paint colors, synthetic stucco and stone call -outs have been added. • The rear and side elevations have been redesigned to add for horizontal projection to the building. • The roof ladder has been moved to the east side. • The wall packs remain on the north elevation as they are cut-off fixtures and security is a concern for the tenants. Per the photometric plan, the light levels at the property line are minimal and that plan does not take into account and shading from landscaping. At the middle of the Monte Carlo Drive, the light levels are zero. SHEET 6 OF 6 • This photometric plan has been added to this submittal. Light fixture elevations have also been added to this sheet with full fixture descriptions. CIVIL SHEETS • Please refer to these sheets and the corresponding previously red -lined sheets for comments pertaining to the Civil documents. WRITTEN COMMENTS All comments contained in the Projects Comments sheets dated February gtn, 2003 from Water Wastewater Department, February 14tn, 2003 from Planning and February 20tn 2003 from Engineering have been addressed in these resubmitted sheets. Copies of the original review comments are attached for your reference. Last, the Fire Lane issue has been addressed with Mr. Ron Gonzales of the Poudre Fire Authority. We are in receipt of your red -lined blueprints as well as written comments from various departments. Our responses to those red -lines and comments are as follows: RED -LINE COMMENTS SHEET 1 OF 6 • Parking Legend has been modified due to the reduction of the three removed parking stalls. • The parking row has been modified directly in front of the building to reduce the continuous stalls from 15 to 14. SHEET 2 OF 6 • General Note block has been added to this sheet. • The site pan has been modified to remove the three (3) head -in parking stalls on the south side of the central parking island. • The drive aisle to the south of the central parking island has been reduced allowing more landscape area on the south side of the site. See landscape plan for additional changes. • Typos have been corrected.
