The Site Plan should include outer dimensions. Also both building envelopes should indicate dimensions. il. Please add the following statements under Landscape Notes: a. All landscaping must be installed or secured with an irrevocable letter of credit, escrow, or performance bond ---- - -- - for 125% of the valuation as indicated on this plan prior to the issuance of a certificate of occupancy. b. All landscape materials shall comply with current AAH standards for Number One Material Nursery Stock. c. All shrub beds shall be mulched. Mulching material must be either 1 1/2 inch to 3 inch diameter washed river bottom aggregate or pole peelings. Mulching material shall be placed over a six mil filter fabric weed barrier. d. All plant material to be irrigated. e. New landscape areas to be protected by raised curb. Curb may be concrete, asphalt, or railroad tie. f. All existing trees to be saved. 12. The Poudre Fire Authority will need verification that a fire hydrant is within 400 feet of the modular structure. 13. Please add street names to the Vicinity Map (see redline plans). This concludes Staff comments at this time. Please note the following deadlines for the July 25, 1994 Planning and Zoning Board meeting: Plan revisions (3) are due July 7, 1994. W P.M.T.Is, 10 prints (folded) and colored rendering of the site j plan are due on July 18, 1994. V (For your information, it is best to order the P.M.T. by Friday, July 15, 1994 so that it will be ready by Monday, -July 18, 1994. Please call if there are any questions regarding these comments. The proposed trees and shrubs must be identified by specie type. It is suggested that the'trees be Hackberry and the shrubs be Tami Juniper. 2. The number of Hackberrys on the south property line should be increased from four to five. 3. The number of shrubs should be increased so that the area between the two curb cuts will be covered at the time of plant maturity. It is not clear from the plan if this will occur. 4. Please add a Landscape Table to the plan. See redline comment on the plan. 5. Under Planning Proposal and Objective, please reference. the existing use for Emmons Automotive. The P.U.D. will cover the entire property, not just the southern portion. 6. The Site Notes should be numbered. Please add a third note that states: "All repair, painting, and body work activities, including the storage of refuse and vehicle parts, will take place within an enclosed structure." 7. Please indicate on the plan that the two structures are existing. 8. The modular building was placed on the property without a building permit. A permit will be required and the structure must comply with applicable building codes. 0 The sign on the building is illegal because it projects above the top of the wall and was erected without a sign permit.
