developed runoff calculations are also a part of this report.

Dear Basil,
The following is the final drainage report for Lot 2-B, Park South Commercial Plaza Minor
Subdivision, Second Filing. It is located in the Northeast 1/4 of Section 35, Township 7 North,
Range 69 West of the Sixth P.M., Fort Collins, Colorado. Lot 2-B contains 1.1814 acres more or
less. It is in the McClellands/Mail Creek Drainage Basin.
Lot 2-B is bounded on the North by West Horsetooth Road, on the East by the Carmike
Theatre parking lot, on the South by the private access road to the Carmike Theatre parking lot and
on the West by the new Auto Zone Store. The site has a good stand of grass and weeds for its
ground cover. It slopes from West to East at an approximate slope of 1.5%.
The proposed land use is for an automatic car wash and detail center with a lube center to be
constructed and owned by Autawash of Colorado LLC.
The stormwater runoff from the Autawash site will flow to the Southeast comer of the site
to the existing 18 inch concrete culvert that was constructed under the private access road to the
Carmike Theatre. The stormwater then flows into the existing Park South Commercial Plaza
retention pond. The retention pond was enlarged in May of 1998 to accommodate the runoff from
Lots 2-B, 3-A, 3-B, 3-C & 3-1) of the Park South Commercial Plaza Minor Subdivision Second
Filing. The volume of retention for each of the Lots was based on a runoff coefficient of 0.75. The
runoff coefficient for the Autawash site is 0.82. Lots 3-A, 3-C and 3-D contain the existing retention
pond which is 0.73 acres of pervious land. These three lots will also have approximately 15 % of their
developable land be pervious to meet the landscaping guidelines of the City of Fort Collins. These
three lots will have a runoff coefficient lower than 0.75. The retention pond was sized to hold two
times the required detention volume. Therefore, I have not designed any on -site detention to detain
the difference in volume of runoff developed by having the actual runoff coefficient be 0.82 rather
Ithan 0.75 for Lot 2-B.
EROSION CONTROL: The site is in the moderate rainfall and in the low wind erodibility zone. A
silt fence will be constructed along the North and East lines of the site and along a part of the South
line of the site. A straw bale dike will be placed at the North end of the existing culvert during the
grading of the site. After the curb is built, a gravel filter will be placed at the North end of the
existing culvert under the access road. The gravel base course will be placed after the curb is
constructed.
