We are showing a temporary 20' x 24' shade canopy in the
parking lot for the purpose of providing shade for the employees
while they finish cars.

Distances from building envelopes to property lines have been
added to the site plan.

Since the retaining wall is existing and not on this property, it will
be left alone.

We have increased the vehicle stacking entering both the car wash
and the lube center. There will be no long term parking (i.e., a
person can not drop off their car and pick it up after it is done).

P. Current Planning:

The trees along the public street (Horsetooth) are existing. New
trees along the southern access drive are at 40 feet on center and
new trees along the walkway by the lube center are at 40 feet on
center.
c. Acknowledged.
d. There are existing shrubs along the east property line. We have
added additional shrubs of the same variety to fill in the gaps.
e. Shrub heights at drive entrances have been addressed for visual
clearance and do not exceed 24" in height. Any deciduous trees
will be pruned so the lowest branches are six feet from grade.
f. The total boundary of the parking lot is 21,398 sq. ft. Our
landscape areas total 1,551 sq. ft. Therefore, we have 7%
devoted to interior parking lot landscape.
g. Walkways have trees spaced at 40' on center.
h. Benches and bike racks are located at the entrance to the retail
and waiting building.
i. Six-foot walkways are provided throughout the site, with the
exception of the five-foot walkway along the western property
line.

6. We are investigating whether this site can tie into an existing
transformer nearby. As soon as this is resolved, we will add a
new transformer to the plans, if necessary.
7. An updated, detailed lighting plan is included with this re -
submittal.
8. We are showing irrigation sleeves on the utility plans.

Address numerals will be visible from the street.
A Hazardous Materials Impact Analysis will be submitted.
The car wash building will be containerized, if necessary. The architect
is doing a code review.
There is an existing fire hydrant in the access drive approximately 300'
from the proposed buildings.
K. Building Inspection:
We will comply with building code and will fire rate the west wall if
necessary.
L. Stormwater Utility:
See revised drainage report and utility plans.
M. Engineering:
All curb cut openings along the access drive have been reduced in size
and a sidewalk has been added along the south frontage of the project as
requested. See revised utility plans for other comments.
N. Transportation Planning:
A pedestrian connection with scored concrete crosswalks has been added
along the south property line.
A continuous walkway along the east property line has been added to link
Horsetooth Road with the movie theater.
The private access drive is intended to serve the movie theater as well as
the pad sites.
O. Zoning:
1. The trash enclosure is on Autozone's property and is shown
because it was on the survey of the surrounding property. We
have labeled it as an existing trash enclosure to clarify.
2. The sign has been labeled as the existing theater sign.
3. We have modified the site plan to provide better pedestrian access
from the private drive.
4. We have added a sidewalk and street trees along the private drive
and reduced the number of access points.
5. The landscaping shown outside the property line is existing and is
now labeled.
6. When a car is going through the car wash, a person does not get
out of their car. If detailing is desired, a person will leave the car
there and will enter the retail and waiting area through a covered
walkway. The main entry fronts the sidewalk on the east property
line for employees or any walk-in customers.
7. Since the site has been redesigned, these ramps are gone.
8. The parking lot lighting locations have been added to the site
plan.
9. Building lighting has been added to the elevations.
10. The alternate marquee has been removed.
11. The building height has been added to the elevations.

Park South Commercial Plaza, Lot 2-B Autawash PDP
Dear Steve,
We have reviewed staff comments dated June 9, 1999, and have the following
comments:
A. Public Service:
There were no comments.
B. Mapping/Drafting:
There were no comments.
C. Water Conservation:
We have included landscape categories for water usage on the revised
landscape plan.
D. Post Office:
There were no comments.
E. TCI:
The easements on Lots 3-C and 3-D are 70-foot easements.
F. Traffic Operations:
We have modified the layout to lengthen the amount of stacking area for
cars entering the carwash. The distance is approximately 200 feet from
the car washing tunnel to the access drive, allowing for at least 8 cars.
The stacking area for the lube center has also been lengthened to allow
for at least 3 cars, with a distance of 80 feet from the building to the
access drive.
G. Water/Wastewater:
We have coordinated proposed water and sewer services with the civil
drawings and have adjusted the landscaping accordingly. See revised
utility plans for other comments.
H. Light & Power:
Acknowledged.
