3) The building will be divided into 5000 S.F. or smaller spaces. This information will be
provided on the construction documents submitted for plan approval.
4) There is a fire hydrant within 300 feet of all portions of this building.
We hope that through all of our coordination efforts, site photographs, colored building
elevations, meetings and extensive drawing revisions we have finally satisfied the all of the
requirements of the Fort Collins Current Planning department. We look forward to moving to
the next step of the process required for constructing this project.

e) The drawings are done to 1/8"-1'0" scale. You can measure anything on them
you like. Code only requires that the building height be dimensioned.
f) Scaled elevations of the requested facades are included on the second exterior
elevation sheet and are also in compliance with the LUC.
6) A detailed spec. sheet for the wall mounted and pole mounted light fixtures is enclosed.
7) Typo has been corrected.
8) All signage will be submitted for review per the Fort Collins sign code at the appropriate
time.
9) See comments under item b.
10) All redlined documents are enclosed.
11) We have had a meeting with Mark Jackson of the City Transportation Planning office
and revised our plan as directed and agreed upon by that department.
Note: Per our last meeting a collective parking agreement is being pursued with the Carmike
Theater as it is in the best interest of both parties to share the sidewalk and landscaping required
along the east property line. A copy of this agreement will be forwarded to the City of Fort
Collins Current Planning Department immediately upon its completion.
In response to Zoning comments:
1) The trash enclosure has been relocated and redesigned to accommodate a truck dump 6-8
yard dumpster and recycling containers.
2) The awnings provide weather protection and sun screening at the building entries and large
expanses of glazing. They are not signs.
In response to PFA:
1) The address will be located above the north entrance to the car wash lobby building facing
Horsetooth Road.
2) A hazardous materials list is attached.

Re: Park South Commercial Plaza, Lot 2-B Autawash comments applying to the
Architectural Design of the building from letter dated November 18, 1999.
5) Responses to comments that apply to the architectural design of the building:
a) The proposed building is to be constructed of split -faced and smooth faced
concrete masonry units with architectural metal accents. Upon visiting this site
one will notice that these materials are the same as the surrounding buildings
(including the Carmike Theater and AutoZone) and will fit nicely into the
existing neighborhood. We propose the architectural metal to be a factory
finished dark royal blue color, as this is the Autawash trademark color. The
precedent has also been set for this approach as most all other businesses in the
neighborhood have used their trademark colors.
b) The design as submitted DOES comply with all sections of the LUC on all
facades. The implication that we are attempting to use inferior materials is
merely subjective opinion of the Planning Department. In fact, the architectural
metal siding we are proposing is a more expensive, more durable material than
synthetic stucco systems. And again, upon visiting this site one will notice
innumerable metal buildings that are constructed of a much lower grade metal
siding than we propose to use. As far as screening mechanical equipment, all
roof top equipment is screened and once we have final meter locations and sizes
they will be screened per the LUC requirements.
c) All building materials and colors are indicated on the elevations.
