RE: Park South Commercial Plaza, Lot 2-13, Autawash Car Care Center
Dear Mr. Stringer:
This letter is in response to your letter of June 19, 2000. We have had several discussions with
Mr. Jay Anthony, Principal of Anthony Properties, the general partner of AP Fort Collins Limited
Partnership, owner of Lot 1, South Park Commercial Plaza. We have proposed to Anthony
Properties that we would (at our expense) make the several specific improvements to our
property requested by Planning Staff in exchange for a shared parking agreement. These
specific improvements would include upgraded landscaping along our common north/south
property line and the installation of the 350 If x 6ft wide pedestrian walkway requested by staff.
Furthermore, as Staff has requested, we proposed a shared parking arrangement — which
would certainly be to Carmike's benefit. While we reluctantly agreed to this walkway as part of
our site plan — since it has no benefit to our customers or employees — we believed that this
proposal was of real benefit to Anthony Properties and Carmike Cinemas. To our complete
surprise, the response from Anthony Properties to this cooperation proposal for shared parking
and our provision of added landscaping and sidewalk has been flatly rejected.
As a result, we must step back and consider revisions to our site plan which do not entail any
cooperation or interface with Anthony Properties or Carmike Theatre. While we remain
committed to providing a state-of-the-art Autawash Car Care Center including carwashing,
detailing, and oil change services for South Fort Collins, we have no choice but to evaluate
several significant alterations to the site plan.
Accordingly, we request:
(a) a ninety day extension to evaluate, alter, and re -submit our final site plan; and
(b) a face-to-face meeting with you, Ron Fuchs, and any other staff that you choose to
discuss alterations to our site plan along with my architects/land planners — Bob
Mechels and Frank Vaught of Vaught Frye Architects.
