(5125104) Apparently there is a set of steps on the AutoZone property, to the west, that end at the west property line of the development. How is that pedestrian way to be continued into the site? Response: A concrete walk has been provided on the western edge of the property creating a pedestrian connection between AutoZone and the project site. Department: Engineering Comment: 11. (4130104) Clearly label and dimension the proposed ROW for Horsetooth and the utility easement behind it on the site and landscape plans. Response: The proposed right-of-way and utility easement have been labeled and dimensioned. Department: Water Wastewater Comment: 76. LOT 2139 HORSETOOTH CARWASH-TYPE I LANDSCAPE PLAN Department: Current Planning Comment: 112. (5125104) The proposed landscaping needs to be re-evaluated to ensure that the required screening for the vehicular use areas and parking lots is being provided There is a question as to whether or not some of the proposed shrubs will provide the minimum 30" height and 70% screening required in Section 3.2.1(E) (4) (b) of the Land Use Code. Response: Shrubs over 30" in height have been arranged around the perimeter of vehicular use and parking areas. Comment: 113. (5125104) A 5' wide landscaped setback area is needed along the east properly line of Phase Two of this development. Please see Section 3.2.2 Q) of the Land Use Code. The landscaped setback area on the Landscape Plan scales to be 3.5' wide. Response: A 5' wide landscape setback area has been provided on the east property line adjacent to the proposed walk within Phase Two. Comment: 110. (5-25-04) One handicapped parking space will be required in Phase Two of the development. Response: One handicapped parking space has been provided within Phase Two.
